Pre-purchase roof surveys for Cyprus homes and businesses

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Book once your offer is accepted
  • Tell us your exchange date as you book
  • For a flat, check who is responsible for the roof
  • Find out whether the roof has been replaced or patched

Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up to see how things have changed.

Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.

Pre-purchase roof survey in Cyprus: what you get

Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, and the report arrives the same day. Where a flight is not possible, because of airspace rules or the weather, we tell you and look from ground level, windows and the loft instead. We survey the roof space, flat-roofed extensions and dormers and lead flashings and valleys, and people most often book us about damp timbers or stains in the loft and blocked or leaking gutters.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Every alteration brings new junctions, flashings and flat-roof areas to look at. If you’re buying a flat or house in Cyprus, or have just had new roofing work done, those junctions are often where problems start. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

What you can safely check yourself

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

The survey, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. In Cyprus, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Tell us where we can park nearby
  • Check the loft hatch can be reached
  • Point out any leaks or damp patches

Common questions in Cyprus

How do I find out if my home in Cyprus is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you fly a drone over a roof in Cyprus?

Typically it comes down to two things: the airspace at the address and the weather. The flight restriction zone around London City Airport covers Cyprus, or comes right up to its edge. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it’s given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather.

When should I book a pre-purchase roof survey?

The sooner after your offer is accepted, the better. You need the report before you exchange, while you can still ask questions and negotiate.

Do you need access inside the house?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access isn’t possible, we note it in the report.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

Do you test for asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

What insurance do you have?

Our cover is professional indemnity plus public liability.

Signs you need a pre-purchase roof survey in Cyprus

Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, yet the nails holding it rust and let slates slide. That kind of wear is common on older roofs and easy to miss from ground level.

Problems we come across often include:

  • Slates or tiles that have slipped or gone
  • Chimney mortar that has eroded
  • Old water stains in the loft space
  • Worn or lifted lead flashings

Take an older house close to St Michael and All Angels Church: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What to check before booking

  • Their track record with similar roofs
  • What the report includes, and whether it has photos
  • What they will not be able to tell you
  • What follow-up you get after the report

What’s in a roof survey

Pre-purchase roof surveys in Cyprus: local notes

Historic houses such as Eastbury Manor House, about 2.3 miles north-east, show how far back building in the area around Cyprus goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. The flight restriction zone around London City Airport covers Cyprus, or comes right up to its edge. If the drone is used for your survey, permission from the airport is needed first, and the flight only goes ahead if it is given.

For a London address like Cyprus, it’s useful to know about controlled parking before the day, along with any off-street space. For landlords with property near Woolwich station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Cyprus is about 2 miles east of Canning Town, in Greater London. In Cyprus, as across Greater London, every roof gets the same careful survey. Across Greater London, we cover Cyprus and the places around it. London is in our area too.

Prices for pre-purchase roof surveys in Cyprus

Prices vary from roof to roof, for these reasons:

  • The type of building, from a house to a block or an office
  • Whether thermal imaging or a drone is needed
  • Chimneys, valleys, parapets and other details
  • The number of roofs, including extensions and garages

Every price we give includes VAT. Our price is from £150, including VAT. You’ll know the exact price before you book.

What we need to know

A few details help us recommend the right survey and price. When you contact us, it is useful to mention:

  • Any deadline, such as an exchange date
  • Pictures from the garden or a window, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • How the loft is reached, if there is one

Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or use the contact form.

What happens if roof problems are left?

Sellers aren’t always aware of roof problems. The forms they complete only show what they’re aware of. An independent look tells you how the roof is now. In Cyprus, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.

Every price we give includes VAT, and the written report is part of the package. Pre-purchase roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.
