Pre-purchase roof survey in Beckton
Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, with VAT included. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Choose the level that suits the home you are buying. All three include a written report with photos and recommendations. We survey flat-roofed extensions and dormers, natural slate and the roof space, and the problems we’re asked to look at most are old water stains in the roof space and lead that has worked loose at a wall or chimney.
In London, plenty of houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. For a purchase in Beckton, or for new roofing work there, those junctions deserve a careful look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What a pre-purchase roof survey looks like in Beckton
With Eastbury Manor House about 1.9 miles north-east, Beckton sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Beckton is inside, or right on the edge of, the flight restriction zone around London City Airport. Where the drone is part of the survey, permission from the airport is needed first, and the flight only goes ahead if it is given.
The streets around a church such as St Michael and All Angels Church are frequently among the oldest in a place, and if your house is among the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming. As a London address, Beckton can be tricky for parking: tell us about permits, visitor bays or off-street space when booking.

What we’re asked to look at in Beckton
Most viewings never get near the roof. You see the rooms, not the slates. New paint on a ceiling can hide old water stains, which is why buyers book a closer look before committing.
Most people get in touch after spotting something like this:
- Old water stains in the roof space
- Roof slopes that look uneven or sagging
- Ponding, blisters or splits on a flat roof
- Chimney mortar that has eroded
Landlords with a home close to Woolwich station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
Choosing a roof surveyor
- Whether VAT is in the quoted price
- Is there a chance to talk the report through?
- Their report turnaround times
- Will the report include photos?
Beckton questions
Is drone flying allowed in Beckton?
That depends on where the roof is and on the weather. The flight restriction zone around London City Airport covers Beckton, or comes right up to its edge. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it’s given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. A small drone cannot fly safely in high wind or heavy rain, and the rest of the survey doesn’t depend on the drone.
Is parking a problem for a survey in Beckton?
London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Do you survey on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.
How do I book a survey in Beckton?
To arrange a survey, call 07833 053749 or use the contact form and tell us the address and what you need to know. We will confirm the price and agree a day with you.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Mention it when you get in touch and we’ll plan the survey around it.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Useful tips for Beckton property owners
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Check the lease for roof repair responsibilities
- Ask the seller about past roof repairs
- Pass the findings to your conveyancer
- Request records of any re-roofing
We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.
Once you’ve moved in, keep gutters, valleys and outlets clear, especially after autumn. Overflowing water is behind a lot of damp. Get a professional in rather than climbing up yourself.
What happens on the day
Once we’ve finished looking, we write up our findings in a report with photographs, sent to you by email. As for time on site, it usually takes between one and two hours for a house, while a commercial roof takes nearer three to four hours. For a visit in Beckton, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can safely be seen from ground level, windows, the loft and, where it is safe, the roof itself.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We agree a time and how we’ll get in, including the loft.
- We check the roof from ground level, from windows, from the roof space and from the roof where safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- We email a photo-illustrated written report and recommendations, ready for you to use before exchange.
Before the survey
- Agree roof access with the managing agent if it is shared
- Leave side gates unlocked
- If it isn’t your property yet, arrange access through the agent

What we can’t see
In fairness, there are limits to any roof survey:
- Structural calculations (that is a structural engineer’s job)
- Faults hidden behind ceilings, boards or coverings
- How a seller will respond, or what the house is worth
If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What our survey covers.
Roof types and parts we check
- Natural slate
- Lead flashings and valleys
- Chimney stacks
- Gutters and downpipes
- Clay and concrete tiles
- Flat-roofed extensions and dormers
- The roof space
Should I look at the roof myself first?
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
