Pre-purchase roof surveys in North Woolwich

Pre-purchase roof surveys for homes and businesses in North Woolwich

With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We can’t say how a seller will respond, but you’ll be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. We are often asked to look into slates or tiles that have slipped or gone and blocked or leaking gutters, on gutters and downpipes, chimney stacks and clay and concrete tiles.

Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, so a property in North Woolwich might be any of these. Whether you’re buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

North Woolwich: your questions answered

Are there drone restrictions around North Woolwich?

That depends on where the roof is and on the weather. North Woolwich is inside, or right on the edge of, the flight restriction zone around London City Airport. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it’s given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone can’t fly safely in strong wind or heavy rain.

Is parking a problem for a survey in North Woolwich?

Parking in North Woolwich, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Is North Woolwich in your area?

Yes. We survey roofs across London and South East England, North Woolwich included.

How soon is the report ready?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable as you book.

Will you climb onto the roof?

When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where it applies.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It isn’t a RICS survey and does not cover the rest of the house.

Can I use the report to negotiate on price?

Yes, you can. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. How the seller responds is up to them.

Why act early in North Woolwich

A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy means you know about it from day one. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Why book with us

How it works

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit normally takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Preparing for the visit

  • For flats, make sure roof access has been agreed
  • Point out any leaks or damp patches
  • Mention any parking restrictions on your street

Advice

What we are asked to look at in North Woolwich

Gutter problems often look minor from the street. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Valley and parapet gutters can overflow inside the house. They’re part of what we check.

Problems we come across frequently include:

  • Ponding, blisters or splits on a flat roof
  • Gutters that overflow or drip at the joints
  • Slipped or missing slates and tiles
  • Loose pots and cracked flaunching

If you let a flat or house near Woolwich Dockyard station, a roof report gives you a clear picture before you buy or settle up with a roofer.

What to check before booking

  • Their track record with similar roofs
  • How soon the report will arrive
  • Will the report include photos?
  • What they won’t be able to tell you

What’s in a roof survey

Pre-purchase roof surveys around North Woolwich

Historic houses such as Eastbury Manor House, about 2.9 miles north-east, show how far back building in the area around North Woolwich goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in North Woolwich is one of them, bay roofs, hips and later dormers each have their own details. For a purchase or a newly finished roof, the materials decide which details matter most.

As a London address, North Woolwich can be tricky for parking: tell us about permits, visitor bays or off-street space when booking, as a space near the door can’t be promised. For an older house near a landmark like St John's Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Roof by roof

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well, and we say what we see from wherever is safe.

How we price pre-purchase roof surveys

Several things affect the price of a survey:

  • The type of building, from a house to a block or an office
  • The shape of the roof and its details
  • The roof’s overall size
  • Whether you choose the Basic, Standard or Premium Survey

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you’d like to know.

What we need to know

Getting the details right at the start saves time. It is useful to include:

  • The address and postcode of the property
  • Anything about access we should know
  • Any deadline, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors

If you are buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or use the contact form when you are ready.
