Practical tips

These tips come from what we see on roofs every week:

  • Do not leave hidden gutters out of a clear-out
  • Watch for green marks down the brickwork
  • Book gutter clearing once a year, more often near trees
  • Check that downpipes are firmly fixed to the wall

If we think the problem lies underground, we’ll say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so make sure they’re included in any clearing work.

Gutter survey in North Woolwich

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. If you’re worried about leaves and moss blocking gutters and brackets that have dropped or snapped, we can find out what’s behind it, on fascias and soffits, eaves gutters and parapet and box gutters alike.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in North Woolwich as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What we do, step by step

Once we have finished looking, we write up our findings as a photo-illustrated written report, sent to you by email. As for time on site, it normally takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. London terraces rarely offer a view of the whole roof from one spot, so in North Woolwich we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. You get a written report with photos and recommendations.

Before the survey

  • Clear the way to the loft hatch
  • Have keys ready for side gates, garages or roof access doors
  • Let us know where we can park nearby

Advice

North Woolwich questions

Is parking a problem for a survey in North Woolwich?

It can be, so it helps to tell us about permits, visitor bays or off-street space when booking. That way the visit can be planned around it.

I let a flat near Woolwich Dockyard station. Can you check the roof?

Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or send us an email and let us know about the building, including who will give access on the day.

Do you need to get into the loft?

Normally, if there is one and it can be reached safely. The roof space can show things the outside cannot, like damp timbers, staining or daylight.

Will you walk on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

Will you fly a drone over my roof?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

How much time does the visit need?

A visit usually takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. We’ll give you an idea when booking.

What a survey costs

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • How big the roof is
  • Whether it’s a home or a commercial building
  • The shape of the roof and its details
  • Basic, Standard or Premium

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.

Helping us price your survey

You do not need to know any roofing terms. It is enough to let us know:

  • Where any leaks, stains or damp patches show inside
  • Where the property is, with the postcode
  • Access details, such as a loft hatch or a shared roof
  • When you need the report by

When you’re ready to go ahead, call 07833 053749 or send us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.

What we look for on each type of roof

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.

Box and secret gutters

A box gutter is built into the roof, often behind a parapet and when it overflows, water can get indoors. We inspect them as far as it is safe to see them.

Should I look at the roof myself first?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Gutter surveys around North Woolwich

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Eastbury Manor House about 2.9 miles north-east, North Woolwich sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Homes near green spaces such as Beckton District Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. Take a building like Oasis Academy Silvertown: large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Woolwich Dockyard station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
