How a thermal roof survey works in North Woolwich

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We’ll discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. We survey commercial roofs, loft conversions and flat roofs, and the problems we are asked to look at most are damp where roofs meet walls and chimneys and wet insulation beneath the membrane.

Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Drones, thermal imaging and North Woolwich roofs

Historic houses like Eastbury Manor House, about 2.9 miles north-east, show how far back building in the area around North Woolwich goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

For a London address like North Woolwich, it is useful to know about controlled parking before the day. Take a building like Oasis Academy Silvertown: a drone or thermal camera can show a large roof in a single visit. For hotels and guest houses around North Woolwich, a roof problem found early is far less disruptive than one found by a guest.

Common questions in North Woolwich

Can you fly a drone over a roof in North Woolwich?

That depends on where the roof is and on the weather. The flight restriction zone around London City Airport covers North Woolwich, or comes right up to its edge. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it’s given. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Strong wind or a downpour also stops a small drone flying, though the rest of the survey goes ahead either way.

Does a conservation area affect roof work in North Woolwich?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How long will you be at the property?

Expect it to take between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The written report follows by email, on the timescale of your package.

Will you photograph what you find?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

Can a thermal camera see water?

The camera doesn’t see water itself. Because wet insulation holds heat for longer, it can show as a different temperature, but we check each finding with moisture readings.

Is thermal imaging included in your surveys?

Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.

How we price thermal roof surveys

All our prices include VAT. The things that change the price are:

  • Chimneys, valleys, parapets and other details
  • How tall the building is and how easy the roof is to see
  • Whether it is a home or a commercial building
  • How big the roof is

Thermal roof survey starts from £400, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and which survey you book.

What to tell us when you contact us

What helps most when you contact us:

  • How the loft is reached, if there is one
  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures from the garden or a window, if you have them
  • Your postcode, so we can check access and travel

A quick phone call is normally the easiest start: ring 07833 053749 or send us an email, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.

How the survey changes by roof type

Loft insulation

Insulation frequently gets moved during work in the loft. Thermal images can show where it has been pushed aside.

Pitched slate and tile roofs

On pitched roofs, slates and tiles over a ventilated space can mask what’s happening underneath. We combine the images with an inspection from the loft where there’s safe access.

Tips from our surveys

A little preparation and a few simple habits help. Our tips:

  • Keep outlets and gutters clear to stop water sitting
  • Tell us where and when you’ve seen damp or stains
  • File the images with your roof records
  • Remember the conditions on the day affect the results

Where a pattern can’t be confirmed, the report says what could help, such as electronic leak detection or opening up a small area.

Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.

What we can’t see

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • An energy rating for the building
  • Proving moisture from the images alone
  • Whether the deck or roof structure is strong enough

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before booking. What a survey covers and doesn’t.

What we check

  • Flat roofs
  • Insulated roof spaces
  • Pitched roof slopes
  • Commercial roofs
  • Loft conversions
  • Ceilings below the roof

What we do, step by step

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take between one and two hours for most homes, plus time to check any thermal findings with moisture readings. In a London area like North Woolwich, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can safely be seen from ground level, windows, the loft and, where it is safe, the roof itself.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. You get a report with thermal images, photographs and our recommendations.

Getting ready for the survey

  • Tell us about any leaks, stains or damp patches you know of
  • Keep pets in another room
  • Leave a clear route to the loft
