About our thermal roof survey in Custom House

Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It’s important to know that the camera shows temperature, not water, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. We are often asked to look into cold spots on ceilings under the roof and thin or uneven insulation in the roof, across flat roofs, loft conversions and ceilings below the roof.

In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. We take care to focus on the roof we’ve been asked to look at. Let us know about the building and access as you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How we price thermal roof surveys

We confirm the price for your roof before you book. This is what makes a difference:

  • Height and safe access
  • The size of the roof
  • Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Helping us price your survey

Some details help us suggest the right survey and price. When you contact us, it’s useful to mention:

  • Anything about access we should know
  • Any stains, drips or damp patches you’ve seen indoors
  • Any deadline, such as an exchange date
  • The type of building and roof, such as pitched or flat

Every survey is priced before it is booked, so you know where you stand. Our price is from £400, including VAT. To book, call 07833 053749 or send us an email.

Signs you need a thermal roof survey in Custom House

Some owners book because the rooms under the roof feel cold. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when there is a clear difference between inside and outside.

We are often asked to look at:

  • Damp around roof outlets and upstands
  • Ceilings that feel colder in places
  • Water that travels before it shows
  • Missing or slipped insulation

For site and facilities teams at buildings such as St Joachim's Catholic Primary School, a view from above covers a wide roof far faster than walking it.

Questions to ask before booking

  • Whether you can ask questions once you have the report
  • When you will get the report
  • Whether the loft space is looked at, where there is one
  • Which viewpoints they use to see the roof

What a roof survey includes

How it works

On the day, we start by asking what you’ve noticed and what you want to find out. After that, we check everything we can see safely, from ground level, from windows, in the loft space and by drone where it applies. The survey normally takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. London terraces rarely offer a view of the whole roof from one spot, so in Custom House we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • Check we can get to the back of the property
  • Keep pets in another room
  • Clear the way to the loft hatch

Getting a price

When you need someone else

It’s a careful look at the roof, not the whole story. The main limits are:

  • What’s inside walls or under coverings, without opening up
  • An energy rating for the building
  • A structural engineer’s assessment

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before you book. The full list of what we check.

Roofs we survey in Custom House

  • Ceilings below the roof
  • Flat roofs
  • Insulated roof spaces
  • Commercial roofs
  • Pitched roof slopes
  • Loft conversions

Tips that help

Here are a few things we’d tell any owner:

  • Leave the roof to people with safe access
  • Make sure the loft can be reached safely
  • Keep dated photos of any marks on ceilings
  • Talk to us about the weather when booking

After the visit, we put the thermal images, photographs and moisture readings into one report. We explain what each image may mean, alongside what we recommend. Premium reports are sent the same day.

Consider a repeat survey after major work on the roof in suitable weather.

Thermal roof surveys in Custom House: local notes

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Custom House is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help. Within a mile and a half or so of Custom House there are several hotels, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, large roofs are where aerial photos and thermal images show the most at once.

Take an older house close to St Matthew's Church: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. A roof leak in a hotel or guest house around Custom House means lost rooms as well as repairs, so it’s worth knowing the roof’s condition.

Custom House is about 1 mile south of Canning Town, in Greater London. Wherever you are in Custom House, we can come and survey your property. Our area takes in places right across Greater London, large and small.

Surveys in E16 and E13 work the same way as everywhere else we cover. If you need a thermal roof survey at a property on Tree Road, Ethel Road and Booth Road or a nearby road, we can survey it. Custom House is on the A1020, so it is easy for us to get to. We also cover the places around Custom House: West Silvertown (1 mile south-west), Silvertown (1 mile south), Canning Town (1 mile north), Royal Docks (1 mile east) and Limmo Peninsula (1 mile west). Within a short drive, we also cover London (5 miles west), City of Westminster (8 miles west), Marylebone (8 miles west), Kensington (10 miles west), St Pancras (6 miles west) and Shoreditch (5 miles west).

Custom House: your questions answered

Can parking be tricky for a visit in Custom House?

Normally it’s manageable with a little notice. Let us know the parking rules on your street and we will work around them.

Is my home in Custom House listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How long will you be at the property?

Expect it to take between one and two hours for most homes, plus time to check any thermal findings with moisture readings. The written report follows by email, on the timescale of your package.

What’s the best way to book?

The quickest way is to phone 07833 053749 or send us an email. Let us know the address and a little about the roof, and we will point you to the right survey. Surveys run on weekdays, Saturdays and Sundays.

Does thermal imaging detect leaks directly?

Thermal imaging shows temperature rather than water. Because wet insulation holds heat for longer, it can show as a different temperature, but we check each finding with moisture readings.

Can you do a thermal survey in any weather?

Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.

Will you fly a drone over my roof?

Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Leave it or get it looked at?

Once insulation under a membrane is wet, it tends to stay wet. In time, it stops insulating properly and can damage the deck. Finding the wet areas sooner keeps the work smaller. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Prices quoted always include VAT, and the written report is part of the package. Thermal roof survey starts from £400, including VAT. Size, height and access decide where your roof falls.
