Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it is warm inside and cold outside. The report shows the images and explains what they may mean. We do not give energy ratings or heat loss calculations. We survey insulated roof spaces, flat roofs and commercial roofs, and common reasons people get in touch are water getting in at parapets and stacks and cold areas below the roof.

Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every address in Woolwich is checked before any drone flight, and permission is never taken for granted.

What you get is a clear record of the roof on the day we saw it. It is useful right away, and a good reference for later.

What a thermal roof survey looks like in Woolwich

The flight restriction zone around London City Airport covers Woolwich, or comes right up to its edge. Where the drone is part of the survey, we ask the airport for permission first, and only fly if it is given. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

For site and facilities teams at buildings such as Mulgrave Primary School, big roofs are where photos from the air and thermal images show the most at once. For a London address like Woolwich, it is useful to know about controlled parking before the day.

FAQs for Woolwich

Can parking be tricky for a visit in Woolwich?

Usually it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

Is drone flying allowed in Woolwich?

The answer turns on the exact location and the conditions on the day. The flight restriction zone around London City Airport covers Woolwich, or comes right up to its edge. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it is given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Does thermal imaging work on slate and tile roofs?

It can help, but the results are often less clear than on a flat roof. Slates and tiles over a ventilated space can mask what’s below, so we also look from the loft where it’s safe.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we will explain what’s needed.

Do you climb onto every roof?

Not unless it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Rented homes, blocks and businesses

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Signs you need a thermal roof survey in Woolwich

Unexplained damp is one of the main reasons people ask for thermal imaging. Water can travel under a roof covering or along timbers before it shows inside. The camera helps narrow the search.

Signs worth acting on include:

  • Thin or uneven insulation in the roof
  • Possible trapped moisture under a flat roof covering
  • Damp around chimneys and parapets
  • Damp patches with no obvious cause

Queen's House lies about 2.9 miles west, so building around Woolwich goes back a long way. For older roofs nearby, a look from the air or with a thermal camera is a hands-off way to check condition.

What to expect from a roof survey

Checking the roof from ground level

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Practical tips

Most of what helps is simple and safe from the ground. A few suggestions:

  • Move stored items away from the loft hatch
  • Let us know where and when you’ve seen damp or stains
  • Don’t switch the heating off before the visit
  • Talk to us about the weather when booking

Buyers can use the findings when talking to the seller or agent. It is your decision how to use it, whether you ask for work before completion or discuss the price.

Consider a repeat survey after major work on the roof in suitable weather.

Prices for thermal roof surveys in Woolwich

All our prices include VAT. What changes the price is:

  • The use of thermal imaging or a drone
  • Whether it is a home or a commercial building
  • The height of the building and how the roof can safely be seen
  • Chimneys, valleys, parapets and other details

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You’ll know the price for your roof before booking.

Getting in touch

There is no need for technical words. It is enough to tell us:

  • The address and postcode of the property
  • Where any leaks, stains or damp patches show inside
  • Your timetable, such as an exchange date
  • The reason for the survey, such as buying, a leak or storm damage

Not sure which survey you need? The easiest way is to phone 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

The survey, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. The survey normally takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. In a London area like Woolwich, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • Tell us where we can park nearby
  • Clear the way to the loft hatch
  • Unlock side gates and any roof access doors
