Thermal Roof Survey in Leyton

Wondering about the roof at a property in Leyton? We carry out thermal roof surveys in Leyton and across Greater London, with plain-English findings.

  • Damp around chimneys and parapets
  • Damp that repairs haven’t cured

Thermal roof surveys in Leyton

Different roofs, different checks

Parapets, valleys and junctions

Parapet and valley gutters can overflow inside a building. We use the camera and moisture readings to help follow it.

Pitched slate and tile roofs

On pitched roofs, slates and tiles over a ventilated space can mask what’s happening underneath. We back up what the camera shows with a look in the loft where we can.

Thermal roof survey in Leyton: what you get

Thermal imaging can also show where a roof is losing heat. Missing or slipped insulation and gaps at the eaves frequently show up as temperature differences. It works best when the building is heated and it is colder outside. The report shows the images and explains what they may mean. It is not an energy rating or a heat loss calculation. We survey insulated roof spaces, loft conversions and commercial roofs, and the problems we are asked to look at most are missing or slipped insulation and areas of a flat roof that may hold water.

Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That is where a view from the air or a thermal camera helps, by showing what can’t be reached safely. Weather on the day decides whether it goes ahead, in Leyton as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Questions from Leyton

How do I find out if my home in Leyton is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can parking be tricky for a visit in Leyton?

It depends on the street. If Leyton has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Can you do a thermal survey in any weather?

Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. Our report notes the conditions and how they affected the findings.

What’s in the report?

It works through the roof part by part, in writing and with photos. The most urgent items are made clear.

How long is the visit?

That depends on the size and shape of the roof, but most surveys take about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. The written report follows by email.

Will I get photos?

Yes. Photographs are part of every report, so you can see each point for yourself.

Do you climb onto every roof?

Only if it’s safe. We inspect everything that’s safely in view: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. Anything we can’t see is noted in the report.

What a survey costs

All our prices include VAT. What changes the price is:

  • The shape of the roof and its details
  • Commercial roofs and larger buildings
  • The number of roofs, including extensions and garages
  • Whether you choose the Basic, Standard or Premium Survey

Every price we give includes VAT, and the written report is part of the package. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

A little information up front helps. It helps to include:

  • Photos of the roof, taken safely from the ground or a window
  • The style of property, from a terrace to a block
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Any marks or damp showing indoors

To book a survey, phone 07833 053749 or email us with the address and what you’d like to know about the roof. You will know the price before anything is booked.

Why it’s worth a survey now in Leyton

Heat lost through a roof costs money every winter. Thermal images can show where insulation is missing or has slipped, so you know where to put things right. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

What you get with us

What happens on the day

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit normally takes roughly 1–2 hours at most homes, and more on a big or complicated roof. London terraces rarely offer a view of the whole roof from one spot, so in Leyton we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We look at the roof from ground level, from windows and from the roof itself where it’s safe.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. The report sets out the images, what they suggest and what we recommend.

Before the survey

  • Leave side gates unlocked
  • Move anything stored under the loft hatch
  • For a flat or shared roof, check access with the freeholder or managing agent

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Keep the report to compare against after any repair
  • Check the loft can be reached safely
  • Don’t switch the heating off ahead of the visit
  • Check from the ground or a window, never by climbing

Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it is easy to find each area on the roof.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Airspace, weather and Leyton roofs

Sutton House, about 2.2 miles south-west, is one of the historic houses in the wider area around Leyton. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Leyton is in London, so parking needs planning: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised. For businesses in and around places like 17 & Central, a commercial roof can be photographed from above without anyone walking on it. For an older house near a landmark such as Christian Hope Ministries International, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
