About our thermal roof survey in Leyton Grange
Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. It can show patterns that point to trapped moisture under the membrane. Pitched roofs with slates or tiles are frequently harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. We are often asked to look into moisture around outlets and upstands and ceilings that feel colder in places, on commercial roofs, flat roofs and pitched roof slopes.
London airspace is busy and tightly controlled: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Every address in Leyton Grange is checked before any drone flight, and where permission is needed, the flight waits for it.
Nothing in the report is left vague: if work is needed, the report says so clearly.

DIY checks: what’s safe
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What we can’t see
Without opening up the roof, some things stay hidden, and that sets some limits:
- The condition of timbers we cannot see
- A structural engineer’s assessment
- Seeing water directly, as the camera shows temperature, not moisture
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before you book. What a survey covers and doesn’t.
What we look at
- Ceilings below the roof
- Flat roofs
- Insulated roof spaces
- Commercial roofs
- Pitched roof slopes
- Loft conversions
How we price thermal roof surveys
A few things affect what a survey costs:
- Which survey package you book
- The shape of the roof and its details
- How big the roof is
- How tall the building is and how easy the roof is to see
Every price we give includes VAT, and the report is not charged as an extra. Thermal roof survey starts from £400, including VAT. Size, height and access decide where your roof falls.
Helping us price your survey
When you call or email, these details help:
- Where the property is, with the postcode
- The type of building and roof, such as pitched or flat
- Dates you’re working to, such as exchange
- Any stains, drips or damp patches you’ve seen indoors
You can call us seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or drop us an email.
The survey, step by step
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. In a London area like Leyton Grange, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it is safe.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- Thermal images are taken to show differences in surface temperature.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- You get a report with thermal images, photographs and our recommendations.
Before the survey
- Tell us where we can park nearby
- Make sure pets are kept safely away
- Jot down any questions you want answered
Getting a price
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you’re ready.

Common questions in Leyton Grange
Will parking be an issue for a roof survey in Leyton Grange?
Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Is my home in Leyton Grange listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Is thermal imaging good for finding leaks?
Thermal imaging can help, alongside other checks. The results depend on conditions on the day. Where it can’t be pinned down, the report suggests a next step, such as electronic leak detection.
Can a thermal camera see water?
Not directly. It shows temperature, and wet materials often behave differently from dry ones. We confirm what it suggests with moisture readings.
What can thermal imaging tell me about my roof?
It records surface temperature across the roof. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, and we check them with moisture readings.
Do you use drones?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.
Different roofs, different checks
Single-ply and EPDM roofs
On big single-ply roofs, the camera helps show where to take readings. That makes the survey more focused.
Felt and asphalt flat roofs
These coverings sit directly on the layers beneath, so temperature differences often show through. Any patterns are checked with moisture readings.

Thermal roof surveys around Leyton Grange
With Sutton House about 1.7 miles south-west, Leyton Grange sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Steep or complicated roofs are often hard to see from the ground, which is where aerial photos and thermal images help.
If you run a business near 17 & Central, thermal images can show trapped moisture across a wide commercial roof. If you run a hotel or guest house in or near Leyton Grange, a roof problem can mean rooms out of use. Take a building like Riverley Primary School: big roofs are where aerial photos and thermal images show the most at once.

Any roof job in Leyton Grange means planning around parking, neighbours and access. That’s a good reason to find problems early, while there is time to plan.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.
