How new roof snagging works in Leyton Grange

A snag is a fault or unfinished detail left when work is done. On a roof, snags are often at the edges and junctions where the work is most fiddly. We inspect as far as can be seen safely and record what we find. Typical snags include loose ridge tiles, poorly dressed flashings and debris left in gutters. Common reasons to book are underlay at the eaves left exposed and vents that weren’t fitted or are covered, on flashings and valleys, ridges and verges and replacement roofs.

In London, plenty of houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. If you are buying a flat or house in Leyton Grange, or have just had new roofing work done, those junctions are often where problems start. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How the survey works

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take about 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.

  1. You tell us what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a report with photographs.

Advice

Your questions about new roof snagging in Leyton Grange

Do you carry out roof surveys in Leyton Grange?

We do. Every survey there gets the same written report with photographs.

Can parking be tricky for a visit in Leyton Grange?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.

How experienced are you?

More than 5,000 surveys over 20+ years.

Do you use drones?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

How do I arrange new roof snagging in Leyton Grange?

The quickest way is to call 07833 053749 or use the contact form. Let us know the address and a little about the roof. We survey on weekdays, Saturdays and Sundays.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.

Do you climb onto every roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

What we can’t see

It is useful to know what a survey won’t do before booking:

  • Settling a dispute with your roofer or builder
  • A promise that the roof won’t leak
  • Details hidden from sight

If in doubt, ring 07833 053749 or email us and we’ll recommend the right survey before you book. What our survey covers.

What this survey covers

  • New flat roofs
  • Loft conversions and dormers
  • Ridges and verges
  • Flashings and valleys
  • New-build homes
  • Replacement roofs

Can I check my roof myself?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

What affects the cost of new roof snagging

Prices vary from roof to roof, and it comes down to:

  • Roof area
  • The number of roofs, including extensions and garages
  • Commercial roofs and larger buildings
  • How tall the building is and how easy the roof is to see

Every price we give includes VAT, and the report isn’t charged as an extra. New roof snagging starts from £150, including VAT. Size, height and access decide where your roof falls.

Getting in touch

When you call or email, these details help:

  • The address and postcode of the property
  • Access details, such as a loft hatch or a shared roof
  • Where water is showing inside, if it is
  • Your timetable, like an exchange date

Photos help, if you have them. Take them safely from the ground or a window. To send them or to book, call 07833 053749 or use the contact form.

New roof snagging in Leyton Grange: local notes

Sutton House, about 1.7 miles south-west, is one of the historic houses in the wider area around Leyton Grange. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If you live in an older home near Parish Church of St Mary the Virgin, older patch repairs can hide behind a tidy front slope, and the survey looks past them. Parking in Leyton Grange, as in most of London, takes a little planning: let us know about permits, visitor bays or off-street space as you book, as a space near the door cannot be promised. If you own a rental within reach of Leyton Midland Road station, a written report helps before buying a rental or paying for a new roof on one.

Tips from our surveys

Most of what helps is simple and safe from the ground. Our suggestions:

  • Arrange the inspection before settling the final bill
  • File all paperwork for the new roof
  • Check ceilings and the loft after heavy rain
  • Check that gutters weren’t left full of offcuts

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation and Premium an in-person consultation.

Keep an eye on the roof and ceilings in the first months. Early signs are easier to raise while the work is recent.
