About our electronic leak detection in Leyton Grange

You get a report showing the location of each breach, with photos. Your roofer can then repair those points instead of hunting for the leak. We do not estimate repair costs, so your roofer prices the work. A retest after repairs can check the work if the build-up allows. Results come in a written report with photos. If you’ve noticed damp inside with no sign on the roof and water coming in under a flat roof, a survey will tell you what’s going on, on roof terraces and balconies, commercial flat roofs and flat roof membranes alike.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. Which one is on a roof in Leyton Grange shapes how it is checked. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

After the visit, you get a report with photos, sent by email. It sets out the condition of the flat roof membrane, any defects and our written recommendations.

What you can safely check yourself

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Keep outlets clear of debris
  • Ask contractors to protect the membrane
  • Avoid repeated repairs without finding the cause
  • Do not leave water getting in

You receive a report showing where each breach was found, with photos. Pass it to your roofer to repair the breach points.

Act on leaks quickly. The longer water gets in, the more insulation and decking can be affected.

Different roofs, different checks

EPDM rubber roofs

Some EPDM membranes conduct electricity, which can rule out some methods. We’ll say if the test will not work.

Bituminous membranes

Bituminous roofs frequently have laps and old repairs where breaches occur. We test where the roof suits it.

FAQs for Leyton Grange

Will parking be an issue for a roof survey in Leyton Grange?

It can be, so it’s useful to let us know about permits, visitor bays or off-street space when booking. The visit is then planned around what’s available.

Is my home in Leyton Grange listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Can every flat roof be tested?

ELD does not suit every roof. Certain membranes are conductive, and some build-ups lack a suitable layer below. If your roof won’t work, we will say so before testing.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

What if it rains on the day?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.

Which days do you carry out surveys?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or email us.

Why it’s worth a survey now in Leyton Grange

Repairs in the wrong place leave the leak in place. Testing shows where the membrane is actually breached. In Leyton Grange, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

To find out what your survey will cost, ring 07833 053749 or send us an email and tell us about the roof. We’ll confirm the figure before booking.

Flat and commercial roofs around Leyton Grange

The wider area around Leyton Grange has a long history of building, with Sutton House about 1.7 miles south-west. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Within a mile and a half or so of Leyton Grange there are several hotels, and like offices and blocks, hotels frequently sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use.

If you look after a shop, office or commercial unit, for example near 17 & Central, outlets and upstands on commercial flat roofs are the places to check before trouble starts. For site and facilities teams at buildings such as Riverley Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. Landlords with a home close to Leyton Midland Road station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What this survey can’t tell you

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Leaks from walls, copings or rooflights
  • Fixing the holes we find
  • Areas we can’t reach or that can’t be tested

If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey. What our survey covers.

What this survey covers

  • Liquid-applied waterproofing
  • Commercial flat roofs
  • Green roofs
  • Single-ply roofs
  • Flat roof membranes
  • Roof terraces and balconies

What we do, step by step

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes longer on a large roof than a small one, with the construction of the roof playing a part too. In a London area like Leyton Grange, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can be seen safely from the ground, windows, the loft and, where it is safe, the roof itself.

  1. First, you let us know about the roof build-up and where water is showing.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The testing method is chosen to suit the membrane and build-up.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. The breaches are recorded with photographs in a report for your roofer.
