What a drone roof survey looks like in Leyton Grange

Every flight is checked against the Drone Safety Map first. Leyton Grange has a number of hotels within about a mile and a half. If you look after one, a large roof can be surveyed without guests having anyone working above them.

For an older house near a landmark such as Parish Church of St Mary the Virgin, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Hotels and guest houses near Leyton Grange cannot easily close rooms for a leak, so it’s worth knowing the roof’s condition. Take a building like Riverley Primary School: thermal images can show where wet insulation sits under a big flat roof.

How a drone roof survey works in Leyton Grange

Drone roof survey starts from £400, including VAT. The Premium Survey includes a drone inspection where it applies, with a same-day report, structural analysis and an in-person consultation. There’s a 12-month follow-up as well. We will tell you if a drone is not the right tool for your roof. Every drone survey comes with a written report and close-up photos. If you are worried about cracked flaunching or loose chimney pots and cracked slates and tiles out of sight from below, a survey will tell you what’s going on, on valleys and parapet gutters, flat roofs on upper floors and chimney stacks alike.

London’s roofs are often hard to see from the street: valley gutters behind parapets, dormers and flat-roofed rear additions. That is where a view from the air or a thermal camera helps, by showing what can’t be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Landlords, agents and block managers in Leyton Grange

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or drop us an email with the addresses.

Different roofs, different checks

Large commercial roofs

Many commercial roofs have fragile sheets or roof lights. With a drone, nobody has to go near them.

Valleys and parapet gutters

A butterfly roof drains to a central valley gutter. It’s almost impossible to see from ground level, but it’s plain to see from the air.

The survey, step by step

We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about 1–2 hours for most houses, and more on a big or complicated roof. In a London area like Leyton Grange, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it’s safe.

  1. We start by checking the airspace and any restrictions at your address.
  2. If permission is needed, we ask for it before the visit.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. You receive a written report with photos and recommendations.

Before the survey

  • Leave side gates unlocked
  • Leave a clear route to the loft
  • Point out any leaks or damp patches

Advice

Common questions in Leyton Grange

Are there drone restrictions around Leyton Grange?

That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Strong wind or heavy rain also stops a small drone flying.

Will parking be an issue for a roof survey in Leyton Grange?

Parking in Leyton Grange, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

What if it rains on the day?

A survey can typically go ahead in light rain. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

What happens next?

We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Does the report include photos?

Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.

How long will you be at the property?

Most surveys take an hour or two at a house, including the airspace and weather checks before take-off. We’ll confirm the timing as you book.

What happens if roof problems are left?

Leaving a slipped slate or a blocked valley can turn a small fault into a leak. Spotting them early keeps the work smaller. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Drone roof survey starts from £400, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Take a look at how roof surveys are priced and two real surveys.

How we price drone roof surveys

When we price a survey, we consider:

  • Roof area
  • Extra roofs, like extensions, dormers or garages
  • Whether thermal imaging or a drone is needed
  • The type of building, from a house to a block or an office

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Helping us price your survey

When you call or email, these details help:

  • The type of building and roof, such as pitched or flat
  • How the loft is reached, if there is one
  • What made you get in touch
  • Photos of the roof, taken safely from ground level or a window

Not sure which survey you need? It is easiest to ring 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
