Landlords, agents and block managers in Bakers Arms

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Thermal roof survey in Bakers Arms

A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. The difference shows most clearly when it is warm inside and cold outside. Our report points out what the images suggest and where to look more closely. It isn’t an energy rating or a heat loss calculation. If you’ve noticed areas losing heat at the eaves and junctions and stains that keep coming back, we can find out what’s behind it.

In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy. Tell us about the building and access as you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What this survey cannot tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Whether the deck or roof structure is strong enough
  • What’s inside walls or under coverings, without opening up
  • Readings unaffected by sun, shade or reflections

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. What our survey covers.

What we check

  • Pitched roof slopes
  • Flat roofs
  • Insulated roof spaces
  • Ceilings below the roof
  • Loft conversions
  • Commercial roofs

How the survey works

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take between one and two hours for most homes, plus time to check any thermal findings with moisture readings. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Bakers Arms runs like any other.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. You get a report with thermal images, photographs and our recommendations.

Advice

Airspace, weather and Bakers Arms roofs

With Sutton House about 2.5 miles south-west, Bakers Arms sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help.

If yours is one of the older homes in the streets near St Stephen's, thin or patchy insulation under an old roof often shows up clearly on a thermal image. If you look after a shop, office or commercial unit, for example near 17 & Central, large commercial roofs are often easiest to see from the air or with a thermal camera.

Common roof problems in Bakers Arms

Once a leak has been fixed, people often ask whether the roof is still wet. A thermal survey with moisture readings can show whether wet areas remain, given suitable conditions on the day.

Common reasons to book include:

  • Wet insulation beneath the membrane
  • Stains that keep coming back
  • Cold areas below the roof
  • Gaps in loft insulation

As a London address, Bakers Arms can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

Questions to ask before you book

  • What’s outside the scope of the survey
  • When you’ll get the report
  • Whether the loft is part of the inspection
  • Whether any drone flown is registered with the CAA

What to expect from a roof survey

Leave it or get it looked at?

A poorly insulated roof loses heat year after year. Thermal images can show where insulation is missing or has slipped, so improvements can go where they’re needed. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

What you get with us

  • Professional indemnity and public liability insurance
  • An independent look at the roof
  • Every finding written up with photos
  • We hold a CAA Flyer ID and Operator ID

Questions from Bakers Arms

How do I find out if my home in Bakers Arms is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is drone flying allowed in Bakers Arms?

The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

Can you do a thermal survey in any weather?

Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.

Do you climb onto every roof?

Only if it is safe. We check everything that can safely be seen: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

How do I book a survey in Bakers Arms?

The quickest way is to phone 07833 053749 or drop us an email. Tell us the address and a little about the roof. Surveys run on any day of the week.

Do you work in Bakers Arms?

Yes. We carry out thermal roof surveys in Bakers Arms, and the service is the same as everywhere else we work.

What affects the cost of thermal roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • How tall the building is and how easy the roof is to see
  • The type of building, from a house to a block or an office
  • Chimneys, valleys, parapets and other details
  • Whether thermal imaging or a drone is needed

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £400, including VAT.

What to tell us when you get in touch

You do not need to know any roofing terms. Just tell us:

  • What kind of property and roof it is
  • The property’s address and postcode
  • Any deadline, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them
