Thermal roof survey in Leytonstone

Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera doesn’t see water itself, so findings are checked with moisture readings. Thermal imaging is included in our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We survey flat roofs, ceilings below the roof and loft conversions, and the problems we’re asked to look at most are damp that repairs haven’t cured and cold areas below the roof.

In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. Images are taken to show the roof we are surveying, with care for neighbours’ privacy. Mention access, height and anything unusual about the building when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Landlord and commercial surveys in Leytonstone

We survey roofs for landlords and letting agents as well as householders. A written report with photos gives you a clear record of the roof, which helps you plan work between tenancies.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or send us an email.

What affects the cost of thermal roof surveys

Several things affect the price of a survey:

  • How big the roof is
  • Whether thermal imaging or a drone is needed
  • Building height and the viewpoints available
  • Which survey package you book

Every price we give includes VAT. Prices start from £400, including VAT. You will know the price for your survey before booking.

Getting in touch

These details help when you get in touch:

  • Any photos you have, taken from the ground or a window
  • Where water is showing inside, if it is
  • The address and postcode of the property
  • When you need the report by

Not sure which survey you need? It’s easiest to ring 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.

When you need someone else

Before you book, it’s worth knowing what a survey won’t do:

  • What’s inside walls or under coverings, without opening up
  • Proving moisture from the images alone
  • Whether the deck or roof structure is strong enough

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. What a survey covers and does not.

What we check

  • Flat roofs
  • Ceilings below the roof
  • Insulated roof spaces
  • Loft conversions
  • Pitched roof slopes
  • Commercial roofs

Before and after the survey

You do not need to be a roofer to help. What helps most:

  • Keep the heating on as usual before a heat loss survey
  • Use the report as a baseline for later checks
  • Do not climb onto the roof to look for leaks yourself
  • Clear a path to the loft hatch before we arrive

Where a pattern cannot be confirmed, the report says what could help, for example electronic leak detection or a roofer opening up a small section.

Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.

What a thermal roof survey looks like in Leytonstone

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

If you look after a shop, office or commercial unit, for instance near 17 & Central, thermal images can show trapped moisture across a wide commercial roof. If you own one of the older houses in the streets near Church of St John the Baptist, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. For site and facilities teams at buildings such as George Tomlinson Primary School, thermal images can show where wet insulation sits under a big flat roof.

How the survey works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and record our findings for the written report. It usually takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. London terraces rarely offer a view of the whole roof from one spot, so in Leytonstone we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Preparing for the visit

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Leave side gates unlocked
  • Let us know where we can park nearby

Roof by roof

GRP fibreglass roofs

Glossy GRP can reflect heat. We take that into account and check findings with moisture readings.

Pitched slate and tile roofs

Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. We check any patterns with moisture readings.

Questions from Leytonstone

Can you fly a drone over a roof in Leytonstone?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.

Is parking a problem for a survey in Leytonstone?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

How much does a thermal roof survey cost?

It’s part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Are you structural engineers?

No. Our survey is not a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

How quickly is the report sent?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.
