Thermal Roof Survey in Wanstead
A careful look at the roof at your property in Wanstead, and put it all in a photo-illustrated written report.
- Cold spots on ceilings under the roof
- Water that travels before it shows
- Heat escaping through the roof
Useful tips for Wanstead property owners
Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Tips:
- Leave the roof to people with safe access
- Use the report as a baseline for later checks
- Move stored items away from the loft hatch
- Talk to us about the weather when booking
Premium Surveys include an in-person consultation, so you can go through the images with us. There is a 12-month follow-up too.
Keep outlets and gutters clear so water drains off the roof quickly. The less water sits, the less can find its way beneath.
Thermal roof survey in Wanstead
Thermal imaging can also show where a roof is losing heat. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. The difference shows most clearly when it is warm inside and cold outside. Our report points out what the images suggest and where to look more closely. It is not an energy rating or a heat loss calculation. If you’re worried about leaks far from where the stain appears and areas losing heat at the eaves and junctions, a survey will tell you what’s going on, on commercial roofs, insulated roof spaces and flat roofs alike.
Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Wanstead, the address is checked against all of them, and where permission is needed, the flight waits for it.
After the visit, you get a written report with photographs, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Common roof problems in Wanstead
Flat roofs that have leaked for a while can have wet insulation under the covering. Owners want to know how far it has spread before deciding what to do. A thermal survey, checked with moisture readings, can give a much clearer picture.
We are frequently asked to look at:
- Cold spots on ceilings under the roof
- Leaks far from where the stain appears
- Heat escaping through the roof
- Damp that repairs haven’t cured
If you look after a shop, office or commercial unit, for example near 17 & Central, thermal images can show trapped moisture across a wide commercial roof.

Wanstead: your questions answered
Can you fly a drone over a roof in Wanstead?
Usually it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. A small drone can’t fly safely in high wind or heavy rain.
Can parking be tricky for a visit in Wanstead?
It can be, so it’s useful to let us know about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Does thermal imaging work on slate and tile roofs?
On pitched roofs, the camera can point to heat loss and some damp patterns. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
Do you cover Wanstead for thermal roof surveys?
Yes, we do. We carry out thermal roof surveys in Wanstead, and the service is the same as everywhere else we work.
How we price thermal roof surveys
A few things affect what a survey costs:
- The height of the building and how the roof can safely be seen
- Which survey package you book
- House, block, shop or office
- Chimneys, valleys, parapets and other details
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
Getting in touch
If you can, have these to hand when you contact us:
- Why you want a survey: buying, a leak, a storm or new work
- What kind of property and roof it is
- Pictures of the roof from a safe spot, if you have them
- Where water is showing inside, if it is
Booking is simple: just call 07833 053749 or drop us an email, let us know about the property and we’ll explain which survey suits. The price is agreed up front.
The survey, step by step
We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In Wanstead, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when booking.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- The roof is inspected visually from safe viewpoints.
- Thermal images are taken to show differences in surface temperature.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- You get a report with thermal images, photos and our recommendations.

Airspace, weather and Wanstead roofs
About 1.6 miles east lies Valentines Mansion, a reminder of how long the area around Wanstead has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help.
Parking in Wanstead, as in most of London, takes a little planning: let us know about permits, visitor bays or off-street space when you book. Take a building like Wanstead Church School: a drone or thermal camera can show a large roof in a single visit.

Why get it checked now?
Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.
Our price is from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.
