Landlord roof survey in Wanstead: what you get

A roof over tenants or leaseholders often gets attention only when water comes in. A condition survey lets you find problems before they become leaks, and plan work rather than react to it. The findings come in a written report with photos to keep on file for the building. Many clients repeat the survey on a rolling basis to see how the roof is changing. We survey gutters and downpipes, converted houses and shared roofs, and common reasons people get in touch are mortar falling from ridges and verges and missing or loose roof coverings.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Questions from Wanstead

Does a conservation area affect roof work in Wanstead?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will parking be an issue for a roof survey in Wanstead?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Do you need to get into the loft?

Typically, if there’s one and it can be reached safely. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

How long does a landlord roof survey take?

It usually takes about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. You will know roughly how long when we arrange it.

Does the report help with maintenance planning?

Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed to keep your plan up to date.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.

Can I check my roof myself?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What we look for on each type of roof

Shared chimney stacks

Shared stacks need everyone involved to agree work and the report helps with that.

Roof spaces and lofts

Underlay on older roofs can be felt, or missing. The report records the underlay where it’s visible.

What a landlord roof survey does not cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Structural calculations or an engineer’s report
  • Parts of the roof we cannot safely see or access
  • Walls, floors and services beyond the roof

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.

What we check

  • Flat roofs on blocks
  • Rented houses
  • Shared roofs
  • Converted houses
  • Gutters and downpipes
  • Blocks of flats

What happens if roof problems are left?

A planned maintenance budget needs real information. Our report separates urgent items from those that can wait, so spending can be spread sensibly. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there’s time to plan.

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.

Why us?

  • PI and public liability insurance
  • An independent view of the roof
  • Visits on any day of the week
  • Thermal imaging and drone inspection where they help

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours for most houses; commercial roofs usually need 3–4 hours. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when you book.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Let us know about parking near the property
  • Make a note of anything you’d like us to look at
  • Gather any invoices or paperwork from past roof work

Booking a survey

Most bookings start with a short call: phone 07833 053749 or use the contact form, and we will ask about the building and what you need. You’ll have a price before anything is arranged.

Roofs, chimneys and gutters in Wanstead

Valentines Mansion, about 1.6 miles east, is one of the historic houses in the wider area around Wanstead. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Wanstead is one of them, bay roofs, hips and later dormers each have their own details. Knowing the covering helps explain which parts of a roof are likely to need work first.

Shop and office owners around 17 & Central may find that a roof report helps plan work around trading rather than after a leak. If you live near a park such as Valentines Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. Take a building like Wanstead Church School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
