Independent electronic leak detection in Wanstead

Electronic leak detection for homes and businesses in Wanstead

We carry out electronic leak detection on flat roofs in Wanstead and across London and the South East. A visit normally takes as long as needed for the roof’s area and construction, which we set out in the quote. Every roof is quoted on its size and build-up. The results come in a written report with photos. If you are worried about stains far from any visible defect and new roofs to check before paving or planting, we can find out what’s behind it, whatever the roof.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. In Wanstead, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

We keep jargon out of it: if work is needed, the report says so clearly.

Wanstead questions

Do you cover Wanstead?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is my home in Wanstead listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Will you walk on the roof?

Only if it is safe. We inspect what can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

How long will testing take?

It depends on the size of the roof and its build-up. You’ll know roughly how long before we start.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

What happens next?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Leaks from plumbing or windows
  • Some conductive membranes
  • Repairing the breaches (that is for your roofer)

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before you book. The full list of what we check.

What this survey covers

  • Green roofs
  • Roof terraces and balconies
  • Flat roof membranes
  • Commercial flat roofs
  • Liquid-applied waterproofing
  • Single-ply roofs

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes as long as needed for the membrane area and the build-up, and we’ll give you a guide when quoting. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We start by finding out what the roof is made of and where it leaks.
  2. The roof is assessed to see if electronic testing will work on it.
  3. The testing method is chosen to suit the membrane and build-up.
  4. The roof is tested and any breaches are located.
  5. The breaches are recorded with photographs in a report for your roofer.

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Why it’s worth a survey now in Wanstead

Patching where you think the leak is often misses it. Testing shows where the membrane is actually breached. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.

When to book a survey in Wanstead

Other trades on the roof can puncture the waterproofing. Fixings, equipment and foot traffic can leave small holes.

Problems we come across often include:

  • Leaks through a flat roof with no obvious cause
  • Waterproofing to test before it is covered
  • Leaks that return after repairs
  • Holes around roof penetrations

Shop and office owners around 17 & Central may find that outlets and upstands on commercial flat roofs are the places to check before trouble starts.

What to check before booking

  • Whether you can ask questions once you have the report
  • Which limits apply to the survey
  • Whether any drone flown is registered with the CAA
  • Is VAT included in the price?

What to expect from a roof survey

Flat and commercial roofs around Wanstead

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. The wider area around Wanstead has a long history of building, with Valentines Mansion about 1.6 miles east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as Wanstead United Reformed Church are often among the oldest in a place, and if yours is one of the older homes nearby, the flat roofs on later extensions tend to wear out long before the main roof. For landlords with property near Leytonstone High Road station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
