About our electronic leak detection in Woodford
Roofs covered with paving, ballast or planting need more thought. What sits on the membrane can affect which method will work, and some may need lifting. We’ll discuss it with you when we quote. Drawings or details of the roof’s layers are useful, as they show what lies beneath the surface. If testing isn’t possible, we’ll say so. We survey flat roof membranes, liquid-applied waterproofing and commercial flat roofs, and common reasons people get in touch are leaks through a covered membrane and patched roofs that still leak.
Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. In Woodford, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Tips from our surveys
Some practical points come up on survey after survey. They apply to most roofs:
- Don’t leave water getting in
- Note where leaks show inside and when
- Make sure trades protect the waterproofing
- Clear flat roof outlets regularly
Questions about the results are welcome. We will explain what was found and what it means.
Ask trades working on the roof to protect the membrane when they work up there. Check the roof after they’ve finished.
Honest limits
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Parts of the roof covered by fixed equipment
- Leaks from plumbing or windows
- Some conductive membranes

What we check
- Single-ply roofs
- Green roofs
- Roof terraces and balconies
- Liquid-applied waterproofing
- Flat roof membranes
- Commercial flat roofs
Can I check my roof myself?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Local flat roofs in Woodford
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. With Valentines Mansion about 2.7 miles south-east, Woodford sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
Shop and office owners around 17 & Central may find that the flat roofs over shops and commercial units are worth checking before a leak, not after. If you own a rental within reach of Highams Park station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Anyone responsible for a site like Woodbridge High School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Questions from Woodford
Is parking a problem for a survey in Woodford?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available as you book.
How do I find out if my home in Woodford is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Does someone need to be in?
Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
What is electronic leak detection?
ELD passes a small electrical current across the roof to locate holes in the membrane. The current only gets through where the membrane is breached, which shows us where the hole is.
Do you take photos of the roof?
Yes. Photographs are part of every report, so you can see each point for yourself.
Is Woodford in your area?
Yes. Our area covers London and South East England, and that includes Woodford.
How much time does ELD need?
The roof’s size and build-up decide how long it takes. We’ll give you an idea when we quote.
What happens on the day
We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes a time that depends on the roof’s area and construction, and we’ll give you a guide when quoting. In a London area like Woodford, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from the ground, windows, the loft and, where it’s safe, the roof itself.
- We ask about the roof, its age, its membrane and where leaks appear inside.
- The roof is assessed to see if electronic testing will work on it.
- The method depends on the membrane and what sits above and below it.
- Testing runs across the roof to locate breaches in the membrane.
- You get a report showing where each breach is, for your roofer to repair.
Getting ready for the survey
- Let us know about parking before the day
- Jot down any questions you want answered
- If it isn’t your property yet, arrange access through the agent

Related advice
Different roofs, different checks
EPDM rubber roofs
EPDM rubber roofs frequently last 30–50 years, but punctures and seam failures still happen.
Single-ply membranes
Single-ply can be punctured by tools or fixings. Testing helps find them.
Landlord and commercial surveys in Woodford
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we will plan the survey around it.
