About roof surveys in IG9
A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the roof space where there is safe access. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey lead flashings, natural slate and flat roofs, and people most often book us about water stains on rafters and ceiling joists and gaps in the roof where coverings have gone.
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take roughly 1–2 hours for most homes, depending on how many separate roofs there are.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Prices in IG9

Local landmarks in Buckhurst Hill
Around Buckhurst Hill, our work takes us to homes and buildings near Woodford Green Preparatory School, St Stephen's and Buckhurst Hill Community Primary School and the streets around them. Also close by are Linder's Field (under half a mile north), The Railway pub (less than half a mile east) and Trinity Catholic High School (1.1 miles south-west). For rail, the closest station is Chingford station, about 1.4 miles west. Nearby you’ll also find Claybury Hospital (2 miles south-east) and The Epping Forest Museum (1.2 miles north-west). Open spaces near Buckhurst Hill include Roding Valley Meadows and Highams Park Lake.
Roofs, chimneys and gutters across IG9
Across IG9, lots of older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.
We work right across London and the South East, from the Isle of Wight to Hertfordshire, and IG9 is well within that. We survey on any day of the week.
Buckhurst Hill: Living close to Linder's Field is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. Valentines Mansion lies about 3.9 miles south, so building around Buckhurst Hill goes back a long way. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is.
Tips from our surveys
There’s plenty you can do without going near the roof. What helps most:
- Hold on to the report for future surveys
- Take photos of any leaks as they happen
- Make sure we can open the loft hatch
- Gather any paperwork for past roof work
Any roofer you ask to quote can work from the report. They’ll see each defect and its location, which makes quotes easier to compare.
Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Compare each report with the last.
Signs you need a roof survey
What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.
We’re frequently asked to look at:
- Ridge tiles that have lifted or moved
- Gutters that overflow in heavy rain
- Standing water on a flat roof
- Lifted, split or missing lead flashings
Why get it checked now?
Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than waiting for something to fail.
Questions to ask before you book
- When you’ll get the report
- Whether the loft is part of the inspection
- Are they insured for the work?
- What experience they bring
Prices for roof surveys in IG9
Prices always include VAT. What changes the price is:
- The number of roofs, including extensions and garages
- Any need for thermal images or a drone flight
- Chimneys, valleys, parapets and other details
- How tall the building is and how easy the roof is to see
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.
Getting in touch
If you can, have these to hand when you get in touch:
- Any photos you have, taken from the ground or a window
- Any stains, drips or damp patches you’ve seen indoors
- Your timetable, such as an exchange date
- How the loft is reached, if there is one
To arrange a survey, phone 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.
Different roofs, different checks
Lead flashings and valleys
Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded.
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted, particularly at the verges and ridge.
FAQs for IG9
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.
How long will you be at the property?
Allow between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will confirm what to expect when we arrange the visit.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Let us know about it when booking and we’ll explain what’s needed.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Does a roof survey replace a structural engineer?
No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.
Will you fly a drone over my roof?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
