About roof surveys in IG7
There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Every package includes a written report. Common reasons to book are loose chimney pots and water stains on rafters and ceiling joists, across the roof space, clay and concrete tiles and natural slate.
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey usually takes an hour or two for most houses, and more on a big or complicated roof.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.

Roofs, chimneys and gutters across IG7
Older homes across IG7 frequently keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in IG7 are part of that picture.
Chigwell: If you let a flat or house near Chingford station, the gap between tenancies is a good time to have the roof looked at. Take a building like Limes Farm Infant School and Nursery: large buildings have long gutter runs and big roofs that need checking like any other.
Why roofs fail
Slates and tiles often outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot, letting tiles move.
A survey makes sense if you’ve noticed:
- Cracked mortar along the ridge
- Blocked, sagging or leaking gutters
- Condensation or damp timbers in the loft
- Cracked or blistered flat roof coverings
Surveys for landlords and agents in IG7
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
What a survey costs
Survey packages start from £150, inc. VAT. The price for your roof depends on:
- The type of building, from a house to a block or an office
- The package you choose: Basic, Standard or Premium
- Building height and the viewpoints available
- Features like valleys, chimneys, dormers and parapets
Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
Booking your survey
You don’t need to know any roofing terms. It is enough to tell us:
- What’s prompted the survey
- Access details, such as a loft hatch or a shared roof
- What kind of property and roof it is
- Any stains, drips or damp patches you’ve seen indoors
Every survey is priced before it’s booked, so you know where you stand. Roof survey starts from £150, including VAT. To book, phone 07833 053749 or use the contact form.
Tips from our surveys
A few practical points come up again and again on our surveys. They apply to most roofs:
- Keep a record of damp patches and dates
- Stay off ladders and the roof
- Ask about a flat roof on an extension or garage too
- File the report with your home documents
Premium comes with a follow-up after 12 months. It helps you see whether anything has changed.
Keep the loft space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.
Roof by roof
Lead flashings and valleys
Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Gaps in tile-hanging let water reach the wall behind.
Your questions about roof surveys in IG7
Can you survey a roof I share with a neighbour?
Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
How experienced are you?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the roof space, someone has to give us access.
Will you check the loft?
Normally, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
Can you survey in bad weather?
Light rain does not normally stop a survey. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.
Does a roof survey replace a structural engineer?
No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.
When will the report arrive?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
