Buckhurst Hill Roof Survey
Roof surveys in Buckhurst Hill and the rest of Essex. Surveys run on weekdays and at weekends.
- Gaps in the roof where coverings have gone
- Valley linings that have cracked or split
- Flashings that have come away from the wall
How a roof survey works in Buckhurst Hill
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, with VAT included. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, like moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. If you’re worried about blocked, sagging or leaking gutters and loose chimney pots, a survey will tell you what’s going on.
Houses in smaller places like Buckhurst Hill can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A careful look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

Questions from Buckhurst Hill
Does a conservation area affect roof work in Buckhurst Hill?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
I let a flat near Chingford station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need, and we’ll talk through which survey suits.
Do you work in Buckhurst Hill?
Yes. Our area covers London and South East England, Buckhurst Hill included.
Can you look at a roof that’s joined to next door?
Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
What does a roof survey include?
Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

Buckhurst Hill homes and their roofs
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Historic houses such as Valentines Mansion, about 3.9 miles south, show how far back building in the area around Buckhurst Hill goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
If you live near a park like Linder's Field, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. If your home is one of the older ones in the streets near St Stephen's, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What affects the cost of roof surveys
Not every roof costs the same to survey, for these reasons:
- The use of thermal imaging or a drone
- How complicated the roof is, with its valleys, chimneys and parapets
- How tall the building is and how easy the roof is to see
- How big the roof is
Roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.
Getting in touch
Before you get in touch, it is useful to have:
- Any photos you have, taken from ground level or a window
- Whether there’s a loft hatch, a shared roof or tricky access
- Any deadline, such as an exchange date
- The reason for the survey, such as buying, a leak or storm damage
Most bookings start with a short call: phone 07833 053749 or email us, and we’ll ask about the building and what you need. You will have a price before anything is arranged.
Landlords, agents and block managers in Buckhurst Hill
Freeholders and residents’ companies use a roof report to plan and budget.
If the property is let, the agent or a tenant can let us in, at a time agreed in advance. We survey seven days a week, which helps when tenants work during the week.
What we cannot see
Before booking, it’s worth knowing what a survey will not do:
- A full building survey of the property
- An exact number of years the roof has left
- Defects hidden under coverings or inside walls without opening up
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. What a survey covers and doesn’t.
What this survey covers
- Ridges, hips and valleys
- Natural slate
- Clay and concrete tiles
- Lead flashings
- Flat roofs
- The roof space
- Chimney stacks
How it works
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, take photographs as we go and record our findings for the written report. Most visits take between one and two hours for a house, though large, tall or awkward roofs take more time. Parking around Buckhurst Hill is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.
- You get in touch with the address and anything you’ve noticed.
- A visit is booked for a weekday or a weekend.
- The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
- Every part of the roof is checked and photographed.
- We email a written report with photos and recommendations.
Preparing for the visit
- Mention any parking restrictions on your street
- If you are buying, check with the agent that we can get in
- Leave a clear route to the loft

Related advice
Checking the roof from ground level
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Do you need a roof survey in Buckhurst Hill?
Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside often starts at the top of the stack.
Problems we come across often include:
- Blocked, sagging or leaking gutters
- Leaning or weathered chimney stacks
- Water stains on rafters and ceiling joists
- Gaps in the roof where coverings have gone
If you look after a building like Buckhurst Hill Community Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
What to check before booking
- Will they check the loft as well as the outside?
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Their insurance cover
- Is VAT included in the price?
