About our roof survey in Friday Hill

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. If you are worried about gaps in the roof where coverings have gone and standing water on a flat roof, we can find out what’s behind it.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Friday Hill has one, it needs checking from somewhere that can actually see it.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Common questions in Friday Hill

Does a conservation area affect roof work in Friday Hill?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Can you fly a drone over a roof in Friday Hill?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone cannot fly safely in high wind or heavy rain, and the rest of the survey doesn’t depend on the drone.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

Do you look in the loft space?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Do not climb onto the roof yourself
  • Find records of any re-roofing or repairs
  • Hold on to the report for future surveys
  • Watch for slipped slates after bad weather

File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.

Look at your roof from the ground after strong winds. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

What we look for on each type of roof

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack. Leaning stacks and loose pots are recorded.

Clay plain and peg tiles

Clay tiles are common on older South East homes. When pegs or battens rot, tiles slip.

Landlords, agents and block managers in Friday Hill

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or use the contact form.

Honest limits

It helps to know what a survey will not do before booking:

  • A full building survey of the property
  • What’s under the slates, tiles or felt
  • A structural engineer’s report

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before you book. What a survey covers and doesn’t.

What this survey covers

  • Clay and concrete tiles
  • The roof space
  • Flat roofs
  • Lead flashings
  • Ridges, hips and valleys
  • Natural slate
  • Chimney stacks

How it works

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes about 1–2 hours at most homes, and more on a big or complicated roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

How to prepare

  • Have any questions written down, so nothing gets missed
  • Gather any invoices or paperwork from past roof work
  • Tell us about parking before the day

We confirm the price for the job before booking, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.

Advice

Local roofs in Friday Hill

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Shop and office owners around Edmonton Green Shopping Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you own a rental within reach of Chingford station, a roof report helps you deal with small faults before they turn into a call from a tenant. Historic houses like Bruce Castle, about 3.9 miles south-west, show how far back building around Friday Hill goes. Older homes in the area may have roofs that need matching materials when work is done.
