Roof survey in Monkhams, Greater London
Know where you stand with the roof before you spend money on it. Roof surveys in Monkhams.
- Ponding, splits or blisters on flat roofs
- Leaning or weathered chimney stacks
- Flashings that have come away from the wall
Useful tips for Monkhams property owners
These tips come from what we see on roofs every week, before and after a survey:
- Check we can open the loft hatch
- Keep a record of damp patches and dates
- Keep the report with your property records
- Include dormers, porches and garages as you book
The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. That helps you decide what to do first.
Don’t block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Make sure insulation does not block the airflow at the eaves.
Roof surveys for homes and businesses in Monkhams
We survey roofs in Monkhams and across London and South East England. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, ring 07833 053749 or drop us an email. If you are worried about debris building up in roof valleys and leaking gutter joints and downpipes, we can find out what’s behind it.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Monkhams has one, it needs checking from somewhere that can actually see it.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Honest limits
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- An exact number of years the roof has left
- What’s under the slates, tiles or felt

What we look for on each type of roof
Natural slate
Natural slate can last 100 years or more, but its nails frequently corrode first. We check for slipped, cracked and missing slates.
Flat roof coverings
Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.
Local roofs in Monkhams
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Monkhams is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.
With Valentines Mansion about 3.6 miles south-east, the area around Monkhams has a long history. Older homes in the area may have roofs that need matching materials when work is done. If you look after a building like Wells Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. For businesses in and around places like 17 & Central, a dated report on the roof is useful for planning and for any lease discussions.

Why it is worth a survey now in Monkhams
By the time water marks a ceiling, it is often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. From inside the loft space, we can often spot it sooner. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

FAQs for Monkhams
Do you survey roofs for landlords with property near Highams Park station?
Yes, rented property is part of what we cover. You can ring 07833 053749 or drop us an email with the address and some details.
Is drone flying allowed in Monkhams?
Usually it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. Strong wind or a downpour also stops a small drone flying, though the rest of the survey goes ahead either way.
How long does the visit take?
On site, it typically takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
Is a roof survey the same as a structural survey?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.
Which days do you carry out surveys?
Surveys run on weekdays, Saturdays and Sundays. To arrange a date, call 07833 053749 or email us.
Can you survey a roof I share with a neighbour?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.

How the survey works
After the inspection, everything we found is written up in a report with photographs, emailed to you. On timing, most surveys take about 1–2 hours for a house, and about three to four hours for a commercial roof. In a London area like Monkhams, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from the ground, windows, the loft and, where it’s safe, the roof itself.
- You let us know about the property and any concerns.
- We agree a date, on a weekday, Saturday or Sunday.
- We check the roof from each safe vantage point, inside and out.
- Every part of the roof is checked and photographed.
- You receive a written report with photos and recommendations.
Before we arrive
- Show us where any leaks or stains appear
- Make sure pets are kept safely away
