When you need someone else

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • Confirming asbestos in older rainwater goods
  • The inside of buried drains
  • The inside of a downpipe along its whole length

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. What a survey covers and does not.

What we look at

  • Fascias and soffits
  • Parapet and box gutters
  • Eaves gutters
  • Outlets and hoppers

About our gutter survey in Monkhams

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. We survey on weekdays and at weekends. Typical surveys look at water backing up from a hidden gutter and fascia boards damaged by overflowing water, across fascias and soffits, eaves gutters and parapet and box gutters.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Monkhams are no exception. Shared chimney stacks and the lead around them are just as important to check.

We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

Should I look at the roof myself first?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Monkhams questions

Is my home in Monkhams listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Highams Park station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or send us an email with the address and what you need.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you survey underground drains?

No, CCTV drain work is not part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Are you structural engineers?

No. We point out what can be seen, like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. We check the parts we are given access to, and the report makes that clear.

Signs you need a gutter survey in Monkhams

Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before it causes more harm.

People usually book a survey after spotting one of these:

  • Gutters full of debris and silt
  • Cracked or loose downpipes
  • Dripping or leaking gutter joints
  • Rotten fascias or stained soffits

Shop and office owners around 17 & Central may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Choosing a roof surveyor

  • How much experience they have with roofs like yours
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What they won’t be able to tell you
  • What the report includes, and whether it has photos

Useful tips for Monkhams property owners

Nothing here needs a ladder. A few suggestions:

  • Check downpipe clips are holding
  • Have gutters cleared at least once a year
  • Check from the ground or a window, not a ladder
  • Include valley, parapet and box gutters when clearing

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it is ready.

Have your gutters cleared at least once a year or more often near trees. The best time is normally after the leaves have dropped. Clear gutters can carry water away as they should.

What happens on the day

The visit has one job: to see as much of the gutter as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes about one to two hours at a typical home, and more on a big or complicated roof. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Monkhams runs like any other.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a written report with photos and recommendations.

How to prepare

  • If it isn’t your property yet, arrange access through the agent
  • Clear the way to the loft hatch
  • Keep pets inside or away from the areas we are looking at

Roofs, chimneys and gutters in Monkhams

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Valentines Mansion about 3.6 miles south-east, Monkhams sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark like All Saints' Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For landlords with property near Highams Park station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
