About our gutter survey in Woodford
A gutter needs a steady fall towards its outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. If you’re worried about leaks at the gutter joints and gutters that have fallen out of line, we can find out what’s behind it, whatever the roof.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Woodford has one, it needs checking from somewhere that can actually see it.
If any part of the gutter couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Useful tips for Woodford property owners
These tips come from what we see on roofs every week:
- Do not climb a ladder to look in the gutters
- Watch the gutters during heavy rain
- Check downpipe clips are holding
- Look for new stains on ceilings below valleys after rain
Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over. If it doesn’t, tell whoever did the work.
Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.
Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
FAQs for Woodford
Will parking be an issue for a roof survey in Woodford?
It can be, so it is useful to let us know about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.
I let a flat near Highams Park station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. Just call 07833 053749 or use the contact form and tell us about the building.
How much time does the visit need?
For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.
Will the survey check for asbestos?
No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.
Will you check the loft?
If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.
Are you insured?
We are covered by professional indemnity and public liability insurance.
How the survey works
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. In Woodford, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us as you book.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- The roof space is checked for staining, where it can be reached safely.
- A report with photographs and recommendations follows.
Getting ready for the survey
- Find any records of previous roof work
- Agree roof access with the managing agent if it is shared
- Jot down any questions you want answered

Honest limits
It is useful to know what a survey will not do before you book:
- Gutters out of sight from each safe vantage point
- Rot or damp concealed behind fascias or inside walls
- Blockages deep inside downpipes
If in doubt, phone 07833 053749 or use the contact form and we will suggest the right survey. The full list of what we check.

Leave it or get it looked at?
Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from ground level, but valleys, parapets and box gutters are hard to see. Our survey covers whatever is safely visible and records it with photos. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

For landlords and managing agents
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps with budgets and planning.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Local roofs in Woodford
The wider area around Woodford has a long history of building, with Valentines Mansion about 2.7 miles south-east. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Woodford is one of them, bay roofs, hips and later dormers each have their own details. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you let a flat or house near Highams Park station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live near a park such as The Highams Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If your home is one of the older ones in the streets near St Barnabas' Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.
