Gutter surveys in Hale End

What a gutter survey looks like in Hale End

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. If your home in Hale End is one of them, bay roofs, hips and later dormers each have their own details. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 3.3 miles west lies Bruce Castle, a reminder of how long the area around Hale End has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you look after a building like Joseph Clarke School, large buildings have long gutter runs and big roofs that need checking like any other. If you run a business near 17 & Central, a roof report helps plan work around trading rather than after a leak.

Gutter survey in Hale End: what you get

Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey outlets and hoppers, eaves gutters and parapet and box gutters, and people most often book us about leaking or loose downpipes and water spilling over the gutter edge.

London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

If any part of the gutter couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What happens on the day

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes about one to two hours for most houses, and about three to four hours for a commercial roof. In a London area like Hale End, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from the ground, windows, the loft and, where it’s safe, the roof itself.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Common questions in Hale End

Can a landlord with a rental near Highams Park station book a roof survey?

Yes, rented property is part of what we cover. Just call 07833 053749 or use the contact form and let us know about the building.

Is my home in Hale End listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

What happens next?

You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

When is the best time for a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

Can the survey be at a weekend?

Yes. Surveys are carried out on weekdays and at weekends. Just ring 07833 053749 or use the contact form to arrange a day.

Honest limits

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • Blockages deep inside downpipes
  • Hidden sections we cannot view safely
  • Asbestos testing of old gutters, downpipes or soffits

If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey. What our survey covers.

What this survey covers

For landlords and managing agents

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or email us with the addresses.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Do you need a gutter survey in Hale End?

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

It is worth booking a survey if you’ve seen:

  • Brackets that have dropped or snapped
  • Dripping or leaking gutter joints
  • Gutters overflowing in heavy rain
  • Downpipes that are split or coming away

Living close to The Highams Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

  • How complicated the roof is, with its valleys, chimneys and parapets

Booking your survey

Here’s what helps us most when you contact us:

  • Access details, such as a loft hatch or a shared roof
  • Any deadline, such as an exchange date
  • What’s prompted the survey
  • The address and postcode of the property

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.
