Thermal roof survey in Hale End
Our thermal survey records how the surface temperature varies across your roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. It’s important to know that the camera shows temperature, not water, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. We survey commercial roofs, flat roofs and insulated roof spaces, and common reasons people get in touch are moisture around outlets and upstands and stains that keep coming back.
In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. We take care to focus on the roof we’ve been asked to look at, in Hale End as anywhere. Let us know about the building and access when booking. The extra view helps most on steep slopes, tall stacks and rear additions.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

How the survey works
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes about one to two hours for most houses, or half a day or so for a commercial building. London terraces rarely offer a view of the whole roof from one spot, so a visit in Hale End moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- The roof is inspected visually from safe viewpoints.
- We take thermal images of the roof to pick up temperature patterns.
- Any patterns of interest are checked with moisture readings where we can reach them.
- The report sets out the images, what they suggest and what we recommend.
How to prepare
- For a flat or shared roof, check access with whoever owns or manages the building
- Buyers: confirm access with the estate agent or seller
- Leave side gates unlocked

Advice
Airspace, weather and Hale End roofs
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. With Bruce Castle about 3.3 miles west, Hale End sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.
Take a building like Joseph Clarke School: big roofs are where close-up aerial shots and thermal images show the most at once. The streets around a church such as All Saints Church of England Highams Park are frequently among the oldest in a place, and if your house is among the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Parking in Hale End, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised.
Hale End is about 1 mile west of Woodford, in Greater London. We cover Hale End and the rest of Greater London, as part of our work across London and South East England. Our Greater London coverage includes Hale End and the places around it. London is in our area too.
Thermal roof surveys in E4, IG8 and E17 are booked the same way as anywhere else. If you need a thermal roof survey at a property on The Avenue, Nesta Road and Wadham Road or a nearby road, we can survey it. Close by, we survey roofs in Highams Park (1 mile west), Chingford Hatch (1 mile north), Friday Hill (1 mile north), Woodford (1 mile east) and Chingford Mount (1 mile north-west). Further out, we also cover London (8 miles south-west), City of Westminster (9 miles south-west), Marylebone (9 miles south-west), Kensington (11 miles south-west), St Pancras (7 miles south-west) and Shoreditch (6 miles south-west).

Hale End questions
Are there drone restrictions around Hale End?
Typically it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.
Can parking be tricky for a visit in Hale End?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available as you book.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when booking.
Will you go up on the roof?
Only where it’s safe to do so. We check everything that can safely be seen: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. Anything we can’t see is noted in the report.
What happens after the survey?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Can you survey a shared roof?
Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.
How much does a thermal roof survey cost?
Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.
Tips that help
There is plenty you can do without going near the roof. Here’s what helps most:
- Take photos of stains as they appear, so we can compare
- Check the loft can be reached safely
- Keep outlets and gutters clear to stop water sitting
- Ask us about the forecast if rain is expected
We note the weather and surface conditions, and how they may have affected the results. It helps you judge how firm each finding is.
Deal with small splits and lifted seams promptly. Once water gets under a membrane, it can travel far before it appears inside.
Can I check my roof myself?
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
Leave it or get it looked at?
A poorly insulated roof loses heat year after year. The camera can point to gaps and thin areas in the insulation, so you know where to put things right. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

What this survey cannot tell you
To be straight with you, a roof survey has limits:
- Proving moisture from the images alone
- An energy rating for the building
- The condition of timbers we can’t see
If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and does not.
Roof types and parts we check
- Commercial roofs
- Pitched roof slopes
- Ceilings below the roof
- Loft conversions
- Insulated roof spaces
- Flat roofs
Rented homes, blocks and businesses
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.
