How the survey works

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two at a typical home, and more on a big or complicated roof. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before we arrive

  • Make sure pets are kept safely away
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Clear the way to the loft hatch

Advice

Roof survey in Hale End: what you get

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof typically wears out sooner than a pitched one, so they deserve a careful look. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. Typical surveys look at loose chimney pots and loose ridge or hip tiles, on natural slate, flat roofs and ridges, hips and valleys.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Hale End has one, it needs checking from somewhere that can actually see it.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

How we price roof surveys

When we price a survey, we consider:

  • Extra roofs, like extensions, dormers or garages
  • Whether you choose the Basic, Standard or Premium Survey
  • Height and safe access
  • Any need for thermal images or a drone flight

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

Getting in touch

To price your survey accurately, we will ask about:

  • Any stains, drips or damp patches you’ve seen indoors
  • Whether there’s a loft hatch, a shared roof or tricky access
  • What’s prompted the survey
  • Any photos you have, taken from the ground or a window

Getting a price is simple: just call 07833 053749 or email us, let us know about the property and we’ll explain which survey suits. The price is agreed up front.

Checking the roof from the ground

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

What a roof survey looks like in Hale End

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Historic houses such as Bruce Castle, about 3.3 miles west, show how far back building in the area around Hale End goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Take a building like Joseph Clarke School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near All Saints Church of England Highams Park, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Do you need a roof survey in Hale End?

Every roof takes years of rain, wind, sun and frost. Strong gusts work at anything that is not firmly fixed, while rain gets into every gap. What starts as one slipped slate can become a leak.

A survey makes sense if you’ve noticed:

  • Slipped, cracked or missing slates and tiles
  • Worn or blocked valleys
  • Leaning or weathered chimney stacks
  • Water stains on rafters and ceiling joists

If you run a business near 17 & Central, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Questions to ask before you book

  • Whether VAT is added on top
  • What exactly goes into their report
  • Whether the roof space is looked at, where there is one
  • Whether they hold professional indemnity and public liability insurance

Landlords, agents and block managers in Hale End

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

How the survey changes by roof type

Clay plain and peg tiles

Clay tiles are common on older South East homes. When pegs or battens rot, tiles slip, leaving gaps along the courses.

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets, since leaks often start there.

Hale End: your questions answered

Is drone flying allowed in Hale End?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone can’t fly safely in high wind or heavy rain.
