Roof surveys for homes and businesses in South Chingford

The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and where it’s relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. We survey chimney stacks, ridges, hips and valleys and natural slate, and common reasons people get in touch are blocked, sagging or leaking gutters and water stains on rafters and ceiling joists.

London has a great many flats in converted houses and purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Surveys for landlords and agents in South Chingford

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.

Landlords, agents and building managers in South Chingford and across Greater London can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or send us an email.

What we can’t see

A survey is a close look at the roof, but it can’t do everything. Its limits include:

  • Faults hidden behind ceilings or boarding
  • Asbestos testing of any kind
  • An exact number of years the roof has left

If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey. The full list of what we check.

Roof types and parts we check

  • Chimney stacks
  • The roof space
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • Lead flashings
  • Flat roofs
  • Natural slate

Roof by roof

Natural slate

Inside the roof space, we check what’s under the slates. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we check them too. Gaps in tile-hanging let water reach the wall behind.

What happens if roof problems are left?

Leaving it means relying on what you can see from ground level. You might pay for work that does not fix the real problem, or miss the fault that matters. A survey tells you what actually needs attention. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Your questions about roof surveys in South Chingford

Can parking be tricky for a visit in South Chingford?

Typically it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

Can a landlord with a rental near Meridian Water station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

When will the report arrive?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

Does the weather affect the survey?

It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

Will you fly a drone over my roof?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Will you check the loft?

Typically, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Can you look at a roof that’s joined to next door?

Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

What happens on the day

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect about 1–2 hours for most homes, depending on how many separate roofs there are. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when booking.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before we arrive

  • Point out any leaks or damp patches
  • Jot down any questions you want answered
  • Find any records of previous roof work

Roofs, chimneys and gutters in South Chingford

Bruce Castle, about 2.2 miles west, is one of the historic houses in the wider area around South Chingford. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For businesses in and around places such as Edmonton Green Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you let a flat or house near Meridian Water station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building such as Chingford Hall Primary Academy, large buildings have long gutter runs and big roofs that need checking like any other.
