Gutter survey in Highams Park: what you get
Gutters are usually fixed to fascia boards, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, but we flag anything that could contain it. Typical surveys look at valley or box gutters that overflow inside and gutters full of debris and silt, on valley gutters, parapet and box gutters and fascias and soffits.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Highams Park are no exception. Shared chimney stacks and the lead around them are just as important to check.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Practical tips
A little preparation and a few simple habits help. Some pointers:
- Watch the gutters during heavy rain
- Check the loft with care after heavy rain
- Look for green streaks or damp patches on walls
- Include valley, parapet and box gutters when clearing
The report comes with photos and clear written recommendations. Share it with a contractor of your choice so they know what needs doing.
Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before the walls suffer.
Your questions about gutter surveys in Highams Park
How do I find out if my home in Highams Park is listed?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Can parking be tricky for a visit in Highams Park?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Do you cover Highams Park?
Yes. Our area covers London and South East England, Highams Park included.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.
What do I do with the report?
The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Can a gutter survey explain damp on my walls?
We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so the report covers what can be seen.
Will you fly a drone over my roof?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Local roofs in Highams Park
With Bruce Castle about 2.6 miles west, Highams Park sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you live near a park like Lloyd Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. If yours is one of the older homes in the streets near St John's, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Honest limits
To be straight with you, a roof survey has limits:
- Underground drains, which need a CCTV drain survey
- Blockages deep inside downpipes
- Gutters out of sight from every safe vantage point
If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey before you book. The full list of what we check.
Roof types and parts we check
- Parapet and box gutters
- Fascias and soffits
- Downpipes
- Valley gutters
- Eaves gutters
- Outlets and hoppers
What you can safely check yourself
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Do you need a gutter survey in Highams Park?
Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside as there is nowhere harmless for it to go. Lead linings can also be stolen.
Problems we come across frequently include:
- Cracked or loose downpipes
- Rotten fascias or stained soffits
- Overflowing eaves gutters
- Gutters that have fallen out of line
For businesses in and around places such as 17 & Central, a roof report helps plan work around trading rather than after a leak.
Questions to ask before booking
- Their drone registration, if they fly one
- What the survey won’t cover
- Is there a chance to talk the report through?
- Whether VAT is in the quoted price
What we do, step by step
We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- First, you let us know what you’ve seen, like overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- Where the loft can be reached safely, we check it for staining or damp.
- You get a written report with photographs and recommendations.
Getting ready for the survey
- For a flat or shared roof, check access with the freeholder or managing agent
- Clear the way to the loft hatch
- If you’re buying, check with the agent that we can get in
