About our roof leak investigation in Highams Park

Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. Thermal imaging works best after a sunny day, on a dry roof with little wind. If you’ve noticed damp on a chimney breast and leaks at a dormer or roof window, we can find out what’s behind it.

In London, leaks frequently start somewhere hidden: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. Whether you’re tracing a leak or recording storm damage in Highams Park, those are among the first places to look. Water from a hidden gutter can run along joists and show up a room or two away.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What we can’t see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Faults hidden behind ceilings or boarding
  • Carrying out the fix
  • A structural engineer’s report

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. What our survey covers.

What this survey covers

  • Valleys and parapet gutters
  • The roof space
  • Slate and tile slopes
  • Lead flashings
  • Flat roof details
  • Rooflights and dormers
  • Chimney stacks

Common questions in Highams Park

Is Highams Park in the area you cover?

We do. Every survey there gets the same written report with photos.

Is my home in Highams Park listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Can you trace a leak in dry weather?

In many cases, yes. Stains, tide marks, damp timbers and moisture readings typically point the way. Some leaks only show in particular weather, so photos and notes from when it leaks help a lot.

Is it a leak or condensation?

It is a common question. Leaks tend to follow wet weather and show in one place, while condensation is often widespread and worst on cold days. The report explains which it looks like and what to do.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

What’s the best way to book?

Just ring 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Roof leak investigations in Highams Park: local notes

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Where water gets in depends a good deal on what the roof is made of and how it is detailed. Bruce Castle, about 2.6 miles west, is one of the historic houses in the wider area around Highams Park. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you run a business near 17 & Central, finding where water is getting in quickly keeps disruption down. Take a building like South Chingford Foundation School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Highams Park is about 1 mile south of Chingford, in Greater London. We cover Highams Park and the rest of Greater London, as part of our work across London and the South East. Our area takes in places right across Greater London, large and small. We also survey roofs in London.

Here we cover the E4, E17 and IG8 postcode area for roof leak investigations. Streets in the area include May Road, Adam Road and Cecil Road, all of which we cover. Other places close to Highams Park include South Chingford (1 mile north-west), Hale End (1 mile east), Chingford Mount (1 mile north), Chingford Hatch (1 mile north-east) and Chingford (1 mile north). Within a short drive, we also cover London (8 miles south-west), City of Westminster (9 miles south-west), Marylebone (8 miles south-west), Kensington (11 miles south-west), St Pancras (7 miles south-west) and Shoreditch (6 miles south-west).

Roof by roof

Valleys

Valleys collect water from two roof slopes. Split lead, cracked linings or slipped tiles let water in.

Flat roof upstands and outlets

Outlets drain a flat roof. When one blocks, water ponds and finds any weak spot. We check outlets and the covering around them.

What happens on the day

We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. The survey usually takes about 1–2 hours for most homes, though a hard-to-trace leak can take longer. London terraces rarely offer a view of the whole roof from one spot, so in Highams Park we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. You tell us where the water shows and when it appears.
  2. The visit starts indoors, at the stain and in the loft.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photos, the likely entry point and recommendations.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Keep pets out of the way during the survey
  • Move anything stored under the loft hatch

How to book

Photos help, if you have them. Take them safely from ground level or a window, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or send us an email.

What we are asked to look at in Highams Park

Chimneys can let water in by several routes. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. The damp may appear on a chimney breast, a ceiling or in the loft.

Here are some of the things we see frequently:

  • Staining around the chimney inside
  • Stains around a skylight
  • Water that shows only in certain storms
  • Staining where a gutter or parapet meets the wall

If you own a rental within reach of Highams Park station, a tenant living with a leak needs the cause found, not just the stain painted over.
