About our electronic leak detection in Highams Park

There are different ELD methods. Low-voltage methods typically need a wet roof surface and high-voltage methods need the membrane dry and exposed. Which one suits depends on the membrane and the layers of the roof, and we’ll explain our choice. We’ll say if your roof doesn’t suit either method at the outset. Typical surveys look at holes left by work on the roof and damp inside with no sign on the roof, across roof terraces and balconies, green roofs and commercial flat roofs.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. Which one is on a roof in Highams Park shapes how it’s checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

Roof by roof

Single-ply membranes

Single-ply can be punctured by tools or fixings. Testing helps find them.

Inverted and paved roofs

On inverted roofs, insulation sits above the membrane and that changes how testing works.

Highams Park questions

Does a conservation area affect roof work in Highams Park?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you cover Highams Park?

Yes, Highams Park is within the area we cover. We survey roofs across London and the South East. You can phone 07833 053749 or send us an email with the address and a few details.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

Can you find leaks on a covered flat roof?

On some roofs, yes. What sits on the membrane affects the method so we check the roof first.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

For landlords and managing agents

Landlords, agents and building managers in Highams Park and across Greater London can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or send us an email.

Freeholders and residents’ companies use a roof report to plan and budget.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Make sure trades protect the waterproofing
  • Check new waterproofing before handover
  • Clear flat roof outlets regularly
  • Stay off the flat roof unless needed

If we think the leak is not coming through the membrane, the report says so, with a suggestion of what to check next.

Keep people off the flat roof unless they need to be there. Feet and dropped tools are a common cause of holes.

What electronic leak detection doesn’t cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Some conductive membranes
  • How wet the insulation is
  • Carrying out the repair work

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

Flat roofs in Highams Park

Bruce Castle, about 2.6 miles west, is one of the historic houses in the wider area around Highams Park. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Landlords with a home close to Highams Park station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you look after a building like South Chingford Foundation School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. If your house is among the older ones in the streets near St John's, the joins between later flat roofs and the old walls are where problems usually start.

How it works

Every roof is different, but as a rough guide the survey takes more time on a big roof than a small one, with the construction of the roof playing a part too. You’re welcome to ask questions while we’re there. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. You tell us about the roof and where water is showing.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. A report with photographs shows where each breach is.

Advice

What happens if roof problems are left?

Some breaches are too small to see. Electronic testing can find breaches you cannot see by eye where the roof suits it. In Highams Park, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.
