Electronic leak detection in South Chingford

Water can travel under a flat roof membrane before it shows inside. That makes leaks hard to trace by eye. Electronic leak detection tests the membrane itself, to find where it has been breached. We test and report, and the repair is for your roofer. On suitable roofs, it replaces guesswork with a located breach. We then send you the results in a written report. Common reasons to book are new roofs to check before paving or planting and holes around roof penetrations, across roof terraces and balconies, flat roof membranes and liquid-applied waterproofing.

On a London roof terrace or a flat roof over a back addition, water frequently runs under the covering before it shows. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a block or conversion in South Chingford, the flat roof is frequently a shared part of the building.

What you get is a clear record of the flat roof membrane on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Electronic leak detection in South Chingford: local notes

With Bruce Castle about 2.2 miles west, South Chingford sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

If your house is among the older ones in the streets near St Edmund's Church, the flat roofs on later extensions tend to wear out long before the main roof. If you own a rental within reach of Meridian Water station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What this survey can’t tell you

In fairness, there are limits to any roof survey:

  • Parts of the roof covered by fixed equipment
  • The extent of water in the insulation
  • Water entering through details rather than the membrane

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and doesn’t.

What we look at

  • Roof terraces and balconies
  • Liquid-applied waterproofing
  • Single-ply roofs
  • Green roofs
  • Flat roof membranes
  • Commercial flat roofs

What happens if roof problems are left?

Not every leak is in the membrane. Testing shows whether the membrane is breached, so other causes can be checked. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Find the breach before more patching
  • Record dates and spots where water appears
  • Ask contractors to protect the membrane
  • Get leaks traced quickly

Wet insulation may need attention after a leak. Your roofer can advise on that and other checks can help judge it.

Keep outlets and gutters on flat roofs clear. Water that sits on the roof finds breaches faster.

Do you need electronic leak detection in South Chingford?

Work on the roof can damage a membrane. Engineers fitting equipment, solar panels or aerials may leave damage behind.

Problems we come across frequently include:

  • Leaks through a flat roof with no obvious cause
  • Leaks showing away from the breach
  • Breaches around outlets and penetrations
  • Damage from equipment installers

For businesses in and around places such as Edmonton Green Shopping Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after.

Before booking anyone

  • When you’ll get the report
  • What insurance they carry
  • Which viewpoints they use to see the roof

What’s in a roof survey

Common questions in South Chingford

Can parking be tricky for a visit in South Chingford?

Typically it’s manageable with a little notice. Let us know the parking rules on your street and we will work around them.

Do you carry out roof surveys in South Chingford?

Yes, South Chingford is within the area we cover. We survey roofs across London and the South East. You can ring 07833 053749 or email us with the address and some details.

Can you test a green or ballasted roof?

Sometimes. The layers on top and the build-up below decide it and parts may need to be lifted. We talk this through first.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How do I book a survey in South Chingford?

To book, ring 07833 053749 or email us and tell us the address and what you’d like to know. We’ll confirm the price and agree a day with you.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

What does electronic leak detection do?

ELD passes a small electrical current across the roof to locate holes in the membrane. A breach lets the current through so we can pinpoint it.

How the survey changes by roof type

Inverted and paved roofs

We will tell you if your inverted or paved roof is not suitable.

Liquid-applied waterproofing

Liquid-applied coatings form a seamless layer, but can still have thin spots or holes. Suitability for ELD depends on the system.

What we do, step by step

On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey normally takes more time on a big roof than a small one, with the construction of the roof playing a part too. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. We work across the roof with the test equipment.
  4. Each breach found is located and recorded.
  5. You receive the results to pass to your roofer.

Before we arrive
