Electronic leak detection in Northumberland Park

Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It uses a small electrical current which can only get through the membrane at a breach. That lets us locate holes that are too small to see, so your roofer can repair them. You get a photo-illustrated written report of each breach found. We’re often asked to look into failed seams and laps and repairs that haven’t stopped the leak, across liquid-applied waterproofing, roof terraces and balconies and single-ply roofs.

Offices, shops and blocks of flats across London frequently have large flat roofs with plant, rooflights and walkways. Each pipe, upstand and fixing through the covering is a possible weak point. In Northumberland Park, roof access is agreed with the building manager or owner beforehand. Rooflights, plant supports and pipe entries are common places for a membrane to fail.

We keep jargon out of it: where something needs attention, it says so plainly.

Surveys for landlords and agents in Northumberland Park

Landlords and agents in Northumberland Park book surveys as well as homeowners. The report gives you a dated record of the flat roof membrane, with photos, which helps you plan work between tenancies.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Electronic leak detection in Northumberland Park: local notes

With Bruce Castle about 0.8 miles south-west, Northumberland Park sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Northumberland Park is one of them, bay roofs, hips and later dormers each have their own details. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Northumberland Park is in London, so parking needs planning: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised. If you look after a building such as Lea Valley Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Northumberland Park questions

Does a conservation area affect roof work in Northumberland Park?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you cover Northumberland Park?

We do. The survey and report are the same in Northumberland Park as anywhere else, and visits run on weekdays and weekends.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

What happens after the survey?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Do you need to get into the loft?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

How long does electronic leak detection take?

It depends on the size of the roof and its build-up. We will give you an idea when we quote.

Does ELD work under paving or planting?

Sometimes. It depends on the build-up and the layers above the membrane, and some may need lifting. We’ll discuss it before we quote.

Common roof problems in Northumberland Park

Seams are a common weak point in flat roof waterproofing. Small openings at laps can leak for months before it shows.

It is worth booking a survey if you’ve seen:

  • Holes left by work on the roof
  • Holes around roof penetrations
  • Leaks showing away from the breach
  • Gaps at membrane joints

If yours is one of the older homes in the streets near St Paul's Church, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Questions to ask before booking

  • Which limits apply to the survey
  • Their track record with similar roofs
  • Are they insured for the work?
  • Whether the loft space is looked at, where there is one

What’s in a roof survey

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • How wet the insulation is
  • Fixing the holes we find
  • Leaks from plumbing or windows

If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Commercial flat roofs
  • Liquid-applied waterproofing
  • Flat roof membranes
  • Green roofs
  • Single-ply roofs
  • Roof terraces and balconies

The survey, step by step

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect as long as needed for the roof’s area and construction, and we’ll give you a guide when quoting. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. The roof is assessed to see if electronic testing will work on it.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. The roof is tested and any breaches are located.
  5. You get a report showing where each breach is, for your roofer to repair.

Preparing for the visit

  • Make sure the loft hatch can be reached
  • For a flat or shared roof, check access with the building owner or managing agent
  • Mention any parking restrictions on your street

Leave it or get it looked at?

Some flat roof leaks come from walls or details. Testing shows whether the membrane is breached so attention can go to the right place. In Northumberland Park, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Check trades protect the waterproofing
  • Consider ELD before paving or planting goes on
  • Stay off the flat roof unless needed
  • Avoid repeated repairs without finding the cause

The report records each breach location with photos. Your roofer uses it to carry out repairs.

Ask trades working on the roof to protect the membrane when fitting equipment. Have the roof looked at after other work.
