Electronic leak detection in Edmonton: what you get
We carry out electronic leak detection on flat roofs in Edmonton and across London and the South East. A visit typically takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. We quote electronic leak detection for each roof, as the method and time depend on the roof. You get a written report with photographs. If you’re worried about leaks that return after repairs and holes around roof penetrations, a survey will tell you what’s going on, on liquid-applied waterproofing, green roofs and flat roof membranes alike.
Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a block or conversion in Edmonton, the flat roof is frequently a shared part of the building.
Every survey ends with a written report, with photographs, sent by email. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

When to book a survey in Edmonton
Other trades on the roof can puncture the waterproofing. Engineers fitting equipment, solar panels or aerials may leave damage behind.
Things that often lead to a survey include:
- Leaks through a flat roof with no obvious cause
- Leaks under green or ballasted roofs
- Waterproofing to test before it is covered
- Leaks that return after repairs
If your home is one of the older ones in the streets near All Saints' Church, flat-roofed rear additions and dormers added over the years are worth checking.
Questions to ask before booking
- What happens after the report arrives
- Will they check the loft as well as the outside?
- Will the report include photos?
- When you’ll get the report

Flat and commercial roofs around Edmonton
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. With Bruce Castle about 1.8 miles south, Edmonton sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a building such as Brettenham Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you let a flat or house near Edmonton Green station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Before and after the survey
Some practical points come up on survey after survey. They apply to most roofs:
- Check new waterproofing before handover
- Get leaks traced quickly
- Find the breach before more patching
- Limit access to the roof
Keep the report with the roof’s records. It shows the condition of the membrane on that date.
Check contractors protect the waterproofing when fitting equipment. Check the roof after they’ve finished.
Why act early in Edmonton
Patching where you think the leak is frequently misses it. ELD shows the actual breach points. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there’s time to plan.
To find out what your survey will cost, phone 07833 053749 or send us an email and tell us about the roof. We will confirm the figure before booking.

Questions from Edmonton
Will parking be an issue for a roof survey in Edmonton?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Do you cover Edmonton?
We do. Every survey there gets the same written report with photographs.
Does the weather affect the survey?
Light rain does not normally stop a survey. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.
Do you need to get into the loft?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.
Can you give me structural calculations?
No. We are roof surveyors, not structural engineers. We will recommend an engineer if we see signs that call for one.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.
What does electronic leak detection do?
ELD passes a small electrical current across the roof to locate holes in the membrane. The current only gets through where the membrane is breached so we can pinpoint it.
DIY checks: what’s safe
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
What happens on the day
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take more time on a big roof than a small one, and the build-up of the roof makes a difference too. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- We ask about the roof, its age, its membrane and where leaks appear inside.
- We confirm whether the roof is suitable for electronic testing.
- We pick the low-voltage or high-voltage method that suits the roof.
- The roof is tested and any breaches are located.
- The breaches are recorded with photos in a report for your roofer.
Preparing for the visit
- Move anything stored under the loft hatch
- Keep pets out of the way during the survey
- Unlock side gates and any roof access doors

How the survey changes by roof type
Single-ply membranes
Some single-ply membranes suit electronic testing well, depending on the type and build-up.
Green and ballasted roofs
Green roofs and ballasted roofs cover the waterproofing. Testing may still be possible, depending on the build-up.
