Roof survey in N9: how it works

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. We are frequently asked to look into cracked mortar along the ridge and condensation or damp timbers in the loft, across natural slate, flat roofs and the roof space.

We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes between one and two hours for most homes, depending on how many separate roofs there are.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

What’s near Edmonton

Around Edmonton, our work takes us to homes and buildings near NiW Furniture pub, Pymmes Park and Starks Field School. You will also find The Latymer School (0.6 miles west), Brettenham Primary School (under half a mile south) and All Saints' Church (less than half a mile north-west). There’s a railway station in Edmonton itself: Edmonton Green station. Nearby you’ll also find Edmonton Green Shopping Centre (under half a mile north-east) and North Middlesex University Hospital (1 mile south-west). Not far away are Highams Park Lake and Ainslie Wood.

Homes and roofs across N9

Across N9, we survey roofs for owners, landlords and agents, from Edmonton, Bush Hill Park and Upper Edmonton to the quieter places in between. Each report sets out what was seen, with photos and recommendations.

Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. N9 is part of that mix.

Edmonton: Landlords with a home close to Edmonton Green station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Anyone responsible for a site like Brettenham Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Signs you need a roof survey

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Lead is also a target for theft.

Problems we come across often include:

  • Worn or blocked valleys
  • Ridge tiles that have lifted or moved
  • Slipped, cracked or missing slates and tiles
  • Water stains on rafters and ceiling joists

Should I look at the roof myself first?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What happens if roof problems are left?

Leaks rarely show up right away. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft.

Before booking any surveyor

  • How long the report takes to arrive
  • Are they insured for the work?
  • How they plan to inspect the roof safely
  • What follow-up you get after the report

Different roofs, different checks

Natural slate

Natural slate can last 100 years or more, but its nails frequently corrode first. We check for slipped, cracked and missing slates.

Flat roof coverings

Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.

What this survey can’t tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Structural calculations (that’s a structural engineer’s job)
  • Walls, floors and services below the roof
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

N9: your questions answered

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.

What if it rains on the day?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and doesn’t include calculations.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

Is N9 in your area?

Yes. We survey roofs across London and South East England, N9 included.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
