Roof surveys across N21: what to expect
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Each report is emailed to you. We survey natural slate, flat roofs and lead flashings, and common reasons people get in touch are crumbling chimney pointing or cracked flaunching and gutters that overflow in heavy rain.
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes about one to two hours for most homes, depending on how many separate roofs there are.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.

Homes and roofs across N21
Owners across N21, from Enfield, Southgate and Enfield Chase to the villages, book us to find out where their roof stands. A report helps you sort small faults before they let water in.
Several airports in London and the South East have flight restriction zones around them, so every drone flight in N21 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it.
Winchmore Hill: Homes near green spaces such as Grovelands Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you let a flat or house near Winchmore Hill station, the gap between tenancies is a good time to have the roof looked at.
Leave it or get it looked at?
A roof that has had no attention for years can surprise you. A survey sets a baseline, which makes later changes easy to spot.
Before you book any surveyor
- Are they insured for the work?
- Whether the inside of the roof is included
- What exactly goes into their report
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
DIY checks: what’s safe
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Landlord and commercial surveys in N21
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Tell us about it when booking and we will plan the survey around it.
Signs you need a roof survey
Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Lead is also a target for theft.
Look out for signs like these:
- Water stains on rafters and ceiling joists
- Loose chimney pots
- Lifted, split or missing lead flashings
- Cracked or blistered flat roof coverings
Tips from our surveys
Nothing here needs a ladder. A few suggestions:
- Take photos of any leaks as they happen
- Tell us about any leaks or stains you’ve seen
- Gather any paperwork for past roof work
- Keep the report with your property records
We email the report to you. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words.
Have gutters and valleys cleared regularly, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.
N21 questions
Can you look at a roof that is joined to next door?
Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.
How soon is the report ready?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
How much is a survey?
Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
How long does a roof survey take?
The visit normally takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. We’ll confirm what to expect when we arrange the visit.
What if it rains on the day?
Light rain does not normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Mention it when you contact us and we’ll explain what’s needed.
Do you look in the loft space?
If there’s a loft and safe access to it, yes. The roof space can show things the outside can’t, like damp timbers, staining or daylight.
