How a roof survey works in N14
A roof survey tells you what condition your roof is in, before small faults become big ones. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the roof space where there’s safe access. The report sets out what we found, with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. We survey ridges, hips and valleys, chimney stacks and clay and concrete tiles, and the problems we’re asked to look at most are leaning or weathered chimney stacks and leaking gutter joints and downpipes.
The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It normally takes between one and two hours for most homes, depending on how many separate roofs there are.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from every safe vantage point outside.
- Inside, we check the loft space where there’s safe access.
- You receive the report with photos and recommendations, prioritised by urgency.

Around Southgate
Locally, jobs take us to homes and businesses close to Salcombe School, Christ Church Southgate Parish Church and Grovelands Park. You will also find The New Crown pub (under half a mile north), Ashmole Academy (less than half a mile north) and Ashmole Primary School (less than half a mile north-west). The nearest railway station is New Southgate station, roughly 1 mile south-west of the centre. Other landmarks nearby include Grand Arcade (2.1 miles south-west) and Greentrees Hospital (1.9 miles south-east). Open spaces near Southgate include Highgate Hill and Barfield Allotments Nature Park.
Roof surveys across N14: local notes
Homes across N14 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later.
London and the South East mix slate and clay tile roofs on older homes with concrete tiles on many later ones. That variety shapes every survey in N14.
Southgate: The streets around a church like Christ Church Southgate Parish Church are frequently among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Historic houses such as Bruce Castle, about 3.2 miles south-east, show how far back building around Southgate goes. On a period home nearby, the survey separates sound original work from tired later repairs.
Before and after the survey
A little preparation and a few simple habits help. Some pointers:
- Include dormers, porches and garages when booking
- Photograph stains when they appear
- Keep the report with your property records
- Leave roof access to professionals
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.
Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.
Honest limits
Before booking, it’s worth knowing what a survey will not do:
- What’s under the slates, tiles or felt
- Whether the roof structure meets design loads
- A full building survey of the property
What happens if roof problems are left?
Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, so you can compare it next time.
What to check before booking
- Will they check the loft as well as the outside?
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Which limits apply to the survey
- What happens after the report arrives
Rented homes, blocks and businesses
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.
Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which can make access easier.
Different roofs, different checks
Lead flashings and valleys
Flashings and valleys are where many leaks start. They get particular attention in every survey.
Natural slate
From the loft, we look at the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.
Questions from N14
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Will the report say how many years my roof has left?
We do not give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
Will you fly a drone over my roof?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
What do you check on a roof survey?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. The report includes photos and recommendations.
