About our roof survey in Cockfosters
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. We’re frequently asked to look into gutters that overflow in heavy rain and gaps in the roof where coverings have gone, across chimney stacks, lead flashings and the roof space.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Cockfosters with this kind of roof, the hidden gutter is one of the first things to check.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Tips that help
Nothing here needs a ladder. A few suggestions:
- Keep a record of damp patches and dates
- Find records of any re-roofing or repairs
- Mention any flat roofs as well as the main roof
- Check the roof from ground level after storms
Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. It’s a chance to ask questions about anything in the report.
Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Leave the clearing to a professional. Clear gutters prevent a lot of damp.
What this survey cannot tell you
In fairness, there are limits to any roof survey:
- Whether the roof structure meets design loads
- What’s under the slates, tiles or felt
- Confirmation of asbestos in soffits or cement sheets
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What a survey covers and doesn’t.

For landlords and managing agents
If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which helps when tenants work during the week.
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.
Roofs, chimneys and gutters in Cockfosters
Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Cockfosters is one of them, bay roofs, hips and later dormers each have their own details. Whichever you have, the details that tend to fail before the covering itself get the closest look. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
Shop and office owners around Spires Shopping Centre may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you live in an older home near Christ Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Take a building like Trent CofE Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Different roofs, different checks
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. Upstands and outlets are checked too, since leaks often start there.
Natural slate
Natural slate can last 100 years or more, yet the nails holding it often fail long before the slate. Slipped, cracked and missing slates are all noted.
DIY checks: what’s safe
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
What we do, step by step
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Cockfosters runs like any other.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
How to prepare
- Mention any parking restrictions on your street
- Jot down any questions you want answered
- Have any paperwork from past roof work to hand

FAQs for Cockfosters
Can a landlord with a rental near New Barnet station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or use the contact form with the address and what you need, and we will talk through which survey suits.
Can you fly a drone over a roof in Cockfosters?
Normally it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.
Do you test for asbestos?
No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How quickly will I get the report?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
How long does a roof survey take?
Allow an hour or two at a typical home, and about three to four hours for a commercial roof. We will confirm what to expect when we arrange the visit.
