Roof survey in Oakwood

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof normally wears out sooner than a pitched one. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. Common reasons to book are torn or sagging underlay and valley linings that have cracked or split, on ridges, hips and valleys, flat roofs and lead flashings.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Oakwood with this kind of roof, the hidden gutter is one of the first things to check.

Where we cannot see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

Oakwood questions

Are there drone restrictions around Oakwood?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.

Does a conservation area affect roof work in Oakwood?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.

How much is a survey?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Which days do you carry out surveys?

We carry out surveys seven days a week. To find a day that suits you, ring 07833 053749 or email us.

Is Oakwood in your area?

Yes. We cover Oakwood and the rest of Greater London, as part of our work across London and South East England. For a price, phone 07833 053749 or drop us an email.

Why it is worth a survey now in Oakwood

Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Finding it early keeps the work smaller. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Why us?

  • Photos and a written report every time
  • An independent view of the roof

Surveys for landlords and agents in Oakwood

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

What we look for on each type of roof

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping usually points to corroded nails, which we describe in the report.

What we are asked to look at in Oakwood

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.

People normally book a survey when they’ve noticed one of these:

  • Gutters that overflow in heavy rain
  • Ponding, splits or blisters on flat roofs
  • Flashings that have come away from the wall
  • Loose ridge or hip tiles

If you look after a building such as Wolfson Hillel Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions to ask before booking

  • How long the report takes to arrive
  • Their insurance cover
  • Whether you get a written report with photos
  • How they plan to inspect the roof safely

What’s in a roof survey

What a roof survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether the roof structure meets design loads
  • A promise that the roof will not leak in future
  • Faults hidden behind ceilings or boarding

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • The roof space
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Flat roofs
  • Natural slate
  • Lead flashings
  • Chimney stacks

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It typically takes roughly 1–2 hours for most houses; commercial roofs usually need 3–4 hours. London terraces rarely offer a view of the whole roof from one spot, so a visit in Oakwood moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there’s safe access.
  5. We email a report with photographs and recommendations.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Leave side gates unlocked
  • If the roof is shared, arrange access with whoever manages the building

Roofs, chimneys and gutters in Oakwood

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Oakwood is one of them, bay roofs, hips and later dormers each have their own details. Knowing the covering helps explain which parts of a roof are likely to need work first. About 3.1 miles north-east lies Forty Hall, a reminder of how long the area around Oakwood has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Winchmore Hill station, the gap between tenancies is a good time to have the roof looked at. If you look after a shop, office or commercial unit, for instance near Grand Arcade, a roof report helps plan work around trading rather than after a leak.

Oakwood is about 2 miles west of Enfield, in Greater London. Oakwood gets the same service as everywhere else we work: a careful look at what can be seen safely, photographs and a clear written report. We cover towns and villages across Greater London. For surveys nearby, see our London page.

Here we cover the N14, N21 and EN2 postcode area for roof surveys. If you need a roof survey at a property on Ivy Road, Green Road and Chase Road or anywhere close by, we can help.
