Landlord roof survey in Oakwood
We survey let and shared roofs in Oakwood and across London and South East England. A visit usually takes about one to two hours for a house, and longer for a block or a building with several roofs. We inspect from the ground, vantage points, the roof space and the roof where it’s safe, and by drone where it is applicable. You then get a written report with photos. We survey shared roofs, converted houses and blocks of flats, and people most frequently book us about leaking joints at party walls and ceiling stains reported by tenants.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Oakwood, as across London, that’s why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How it works
Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours for most houses, and more on a big or complicated roof. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Oakwood runs like any other.
- You tell us about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
- The report records areas we couldn’t access.
- Findings and recommendations are set out with photographs.
How to prepare
- Unlock side gates and any roof access doors
- Point out any leaks or damp patches
- Make sure the loft hatch can be reached

Roof by roof
Gutters and downpipes
Valley and box gutters on blocks can overflow inside. We give them close attention.
Party-wall upstands and parapets
Where a roof is shared with neighbours, we can only inspect what we are given access to, and the report says what was seen.
Leave it or get it looked at?
Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. We check the roof, not just the symptoms. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Practical tips
You do not need to be a roofer to help. Here’s what helps most:
- Do not store items over the loft hatch
- Survey the roof on a regular cycle
- Ask residents to report damp right away
- Keep past survey reports with the building’s records
Photos make it easier to explain the findings to leaseholders, tenants or directors. The report is written in plain language.
Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.
What a landlord roof survey does not cover
Without opening up the roof, some things stay hidden, and that sets some limits:
- Who pays under the lease (that’s a legal question)
- Asbestos testing of roof sheets or soffits
- A full building survey of every part of the property
If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before booking. The full list of what we check.

Your questions about landlord roof surveys in Oakwood
Do you survey roofs for landlords with property near Winchmore Hill station?
Yes, rented property is part of what we cover. You can call 07833 053749 or use the contact form with the address and a few details.
How do I find out if my home in Oakwood is listed?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
How long does the survey take?
It usually takes an hour or two for a house, and longer for a block or a building with several roofs. We’ll confirm the timing when you book.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
Can you survey in bad weather?
It can, depending on the survey. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.
Local roofs in Oakwood
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Forty Hall, about 3.1 miles north-east, show how far back building in the area around Oakwood goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.
For landlords with property near Winchmore Hill station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Homes near green spaces such as Oakwood Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. If you live in an older home near St Thomas's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
