Landlord roof survey in Cockfosters

Our landlord and block roof surveys cover Cockfosters and the rest of London and South East England. A visit typically takes roughly 1–2 hours for a single let house, with blocks of flats taking longer. We inspect from ground level, vantage points, the loft space and the roof where it’s safe including by drone where it applies. You then get a report with photos. We survey rented houses, blocks of flats and flat roofs on blocks, and common reasons people get in touch are cracked or leaning shared chimneys and ponding or splits on flat roofs.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Cockfosters with this kind of roof, the hidden gutter is one of the first things to check.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What a survey costs

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • How tall the building is and how easy the roof is to see
  • Whether thermal imaging or a drone is needed
  • Which survey package you book
  • Extensions, dormers and garages with roofs of their own

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Landlord roof survey starts from £150, including VAT.

Getting in touch

Getting the details right at the start saves time. It helps to include:

  • Where the property is, with the postcode
  • The reason for the survey, like buying, a leak or storm damage
  • Where water is showing inside, if it is
  • Photos of the roof, taken safely from the ground or a window

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or drop us an email with the address and the days you’d prefer.

What happens if roof problems are left?

Defects caught early can often be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings and force rushed work. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take about one to two hours on an ordinary house, and longer for a large or complex roof. In Cockfosters, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.

  1. You let us know about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photographs.

Before the survey

  • Leave a clear route to the loft
  • Show us where any leaks or stains appear
  • If it is not your property yet, arrange access through the agent

How to book

Booking is simple: just phone 07833 053749 or send us an email, tell us about the property and we’ll recommend the right survey. We confirm the price before anything is booked.

Different roofs, different checks

Roof spaces and lofts

On blocks, the loft space may be reached through a flat or a communal hatch and you’ll need to arrange it.

Party-wall upstands and parapets

A parapet can hide a gutter that is hard to see. They’re checked where safe access allows.

Roofs, chimneys and gutters in Cockfosters

With Wyllyotts Manor about 3.4 miles north-west, Cockfosters sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Cockfosters is one of them, bay roofs, hips and later dormers each have their own details. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Trees in and around Belmont Open Space shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. For site and facilities teams at buildings like Trent CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Questions from Cockfosters

Does a conservation area affect roof work in Cockfosters?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

I let a flat near New Barnet station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or use the contact form with the details.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.

Do you survey roofs shared between flats?

Yes, we survey shared roofs frequently. Where a neighbouring roof is not part of the access, we can only see it from vantage points and we will say so.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.

Do you use drones?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Signs you need a landlord roof survey in Cockfosters

Older buildings across London and the South East have roofs that are decades old. Nails, battens, flashings and underlay often fail before good slates or tiles so it pays to check how the roof is holding up.

Most people get in touch after spotting something like this:

  • Chimney stacks in poor repair
  • Ponding or splits on flat roofs
  • Blocked gutters over flats
  • Ceiling stains reported by tenants

For landlords with property near New Barnet station, a dated record of the roof is useful when planning maintenance across a let.
