Landlord roof surveys near New Barnet

Landlord roof surveys in New Barnet: local notes

With Wyllyotts Manor about 3.8 miles north, New Barnet sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you live near a park such as Victoria Recreation Ground, or anywhere with mature trees, autumn leaves can block gutters and valleys. If you run a business near Spires Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. The streets around a church like Holy Trinity Lyonsdown are often among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Landlord roof surveys for homes and businesses in New Barnet

Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. If you’ve noticed splits and blisters in flat roof coverings and damaged pots and flaunching, we can find out what’s behind it.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Do not wait for a leak to survey the roof
  • Give residents notice before a survey
  • Ask your managing agent about lease terms
  • Ask residents to report damp right away

We do not advise on leases or who should pay. What we provide is an independent record of condition that everyone can refer to.

Encourage residents to tell you about leaks or damp straight away. Early reports let you act before damage spreads.

What affects the price in New Barnet

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The package you choose: Basic, Standard or Premium
  • The shape of the roof and its details
  • How tall the building is and how easy the roof is to see
  • The use of thermal imaging or a drone

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Booking your survey

When you call or email, these details help:

  • Your timetable, such as an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • Where any leaks, stains or damp patches show inside
  • Pictures of the roof from a safe spot, if you have them

To arrange a survey, ring 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You will know the price before anything is booked.

Checking the roof from ground level

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

For landlords and managing agents

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant beforehand.

We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the let or shared roof, with photographs.

Your questions about landlord roof surveys in New Barnet

Is my home in New Barnet listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Is parking a problem for a survey in New Barnet?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.

Do you survey roofs shared between flats?

Yes. We survey what we can access and see safely. The report records what couldn’t be seen in the report.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

How the survey works

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. In New Barnet, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Before we arrive

  • Make sure we can get to the back of the property
  • Keep pets inside or away from the areas we’re looking at
  • Mention any parking restrictions on your street
