How a roof survey works in EN5
There is no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, while others just want to know where they stand. The approach is the same in each case: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey the roof space, flat roofs and clay and concrete tiles, and the problems we’re asked to look at most are ridge tiles that have lifted or moved and worn lead at chimneys and abutments.
We’ll ask a few questions first, like when any problem began and what work has been done before. Then the inspection itself takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
How our prices work
Roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.

Roofs, chimneys and gutters across EN5
Across EN5, we survey roofs for owners, landlords and agents, from Barnet, New Barnet and High Barnet to the quieter places in between. Each report sets out what was seen, with photos and recommendations.
Across London and the South East, older homes often have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. Each roof in EN5 is checked with its age and materials in mind.
Barnet: Take a building like Grasvenor Avenue Infant School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of New Barnet station, a dated record of the roof is useful when planning maintenance across a let.
DIY checks: what’s safe
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Practical tips
Most of what helps is simple and safe from the ground. Our suggestions:
- Stay off ladders and the roof
- Let us know about past leaks
- Check the roof from the ground after storms
- Find records of any re-roofing or repairs
File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.
Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.
Why act early?
Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm.

- Whether VAT is added on top
- Whether you get a written report with photos
- What follow-up you get after the report
Prices for roof surveys in EN5
The price reflects the time and kit the roof needs. That comes down to:
- How big the roof is
- If the survey needs thermal imaging or a drone
- How complicated the roof is, with its valleys, chimneys and parapets
- The type of building, from a house to a block or an office
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We can help you choose the package that fits what you need to know.
What to tell us when you get in touch
Here’s what helps us most when you get in touch:
- Pictures of the roof from a safe spot, if you have them
- How the loft is reached, if there is one
- Why you want a survey: buying, a leak, a storm or new work
- Where water is showing inside, if it is
To book a survey, call 07833 053749 or send us an email and let us know the address and what’s prompted the survey. You will know the price before anything is booked.
Signs you need a roof survey
A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.
Signs worth acting on include:
- Blocked, sagging or leaking gutters
- Ridge tiles that have lifted or moved
- Gaps in the roof where coverings have gone
- Water stains on rafters and ceiling joists
Questions from EN5
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
How long have you been surveying roofs?
Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.
How long does the visit take?
It normally takes an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Can you inspect a terraced or semi-detached roof?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.
Do you survey roofs on blocks of flats?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when booking.
Do you cover EN5 for roof surveys?
Yes. We carry out roof surveys in EN5.
