Thermal roof surveys for Barnet homes and businesses

How the survey changes by roof type

GRP fibreglass roofs

GRP surfaces can be shiny, which affects thermal readings. We allow for reflections and confirm findings with moisture readings.

Loft insulation

The difference is clearest when the home is heated and it is cold out. Our report notes how the conditions affected the images.

Thermal roof survey in Barnet

Thermal imaging is a useful tool, but it has limits. Sun, shade, reflective surfaces and wind can all change what the camera shows. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they don’t. Where something cannot be confirmed, we say what would help next. Typical surveys look at wet insulation beneath the membrane and damp where roofs meet walls and chimneys, on ceilings below the roof, pitched roof slopes and commercial roofs.

London airspace is busy and tightly controlled: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Barnet, the address is checked against all of them, and where permission is needed, the flight waits for it.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

How it works

Once we have finished looking, we write up our findings as a report with photographs, sent to you by email. As for time on site, it usually takes an hour or two for a house, and longer for a large or complex roof. For a visit in Barnet, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it’s safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before the survey

  • Check we can get to the back of the property
  • Agree roof access with the managing agent if it’s shared
  • If it is not your property yet, arrange access through the agent

Thermal roof surveys around Barnet

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Barnet is one of them, bay roofs, hips and later dormers each have their own details. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help. The wider area around Barnet has a long history of building, with Wyllyotts Manor about 3.5 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to St John's United Reformed Church: steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from the air or with a thermal camera helps. Barnet is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. If you run a business near Spires Shopping Centre, large commercial roofs are often easiest to see from above or with a thermal imager.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

Barnet: your questions answered

Is drone flying allowed in Barnet?

Normally it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.

Does a conservation area affect roof work in Barnet?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

What’s in the report?

Written findings with photographs, covering the condition of the roof, the defects we found and what we recommend, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Will you photograph what you find?

Yes. Photographs are part of every report.

Can you check my loft insulation with a thermal camera?

Thermal images can suggest where heat is escaping and where insulation may be missing. We don’t give energy ratings or heat loss calculations, but the images show where improvements may help.

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Let us know where and when you’ve seen damp or stains
  • Clear leaves from outlets and gutters each autumn
  • Take photos of stains as they appear, so we can compare
  • Keep the report to compare against after any repair

Once we’ve been, the thermal images, photos and readings go into a single report. Each image is explained in plain words, alongside what we recommend. Premium reports are sent the same day.

After repairs or a new covering, a later survey can confirm things are dry, when the conditions are suitable.

Landlord and commercial surveys in Barnet

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the visit with that in mind.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

How we price thermal roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • The type of building, from a house to a block or an office
  • Extensions, dormers and garages with roofs of their own
  • Building height and the viewpoints available
  • How big the roof is

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. You will know the exact price before booking.

What we need to know

To price your survey accurately, we’ll ask about:

  • The reason for the survey, like buying, a leak or storm damage
  • Any stains, drips or damp patches you’ve seen indoors
  • Any photos you have, taken from ground level or a window
  • Your timetable, such as an exchange date

If you have photos of the roof, send them over. Take them safely from ground level or a window. To send them or to book, ring 07833 053749 or send us an email.
