Barnet Gutter Survey
A survey of gutters, valleys, outlets and downpipes in Barnet, using drones and thermal imaging where applicable. Call or email for a price.
- Sagging gutters and loose brackets
- Water spilling over the gutter edge
- Choked outlets or hopper heads
Why it is worth a survey now in Barnet
It is easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone will not solve it. Checking the gutters first helps you spend in the right place. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and which survey you book.
Why book with us
- Thermal imaging and drone inspection where they help
- A written report with photographs
- Over 5,000 surveys carried out
- Weekday and weekend surveys

About our gutter survey in Barnet
Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that normally means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. We survey valley gutters, outlets and hoppers and downpipes, and people most frequently book us about water backing up from a hidden gutter and dripping or leaking gutter joints.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Barnet with this kind of roof, the hidden gutter is one of the first things to check.
After the visit, you get a written report with photos, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

What a survey costs
The price reflects the time and kit the roof needs. The main factors are:
- How big the roof is
- The use of thermal imaging or a drone
- How complicated the roof is, with its valleys, chimneys and parapets
- The number of roofs, including extensions and garages
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.
Getting in touch
You don’t need to know any roofing terms. Just let us know:
- Any deadline, such as an exchange date
- Access details, like a loft hatch or a shared roof
- Any photos you have, taken from the ground or a window
- The kind of building and roof involved
If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.
Honest limits
Without opening up the roof, some things stay hidden, and that sets some limits:
- Underground drains, which need a CCTV drain survey
- Damage hidden inside walls or behind boards
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before booking. What our survey covers.

- Fascias and soffits
What you can safely check yourself
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

What we do, step by step
It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a London area like Barnet, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it is safe.
- We start with what you’ve noticed, like damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
How to prepare
- If it isn’t your property yet, arrange access through the agent
- Leave side gates unlocked
- Gather any invoices or paperwork from past roof work

Gutter surveys around Barnet
With Wyllyotts Manor about 3.5 miles north, Barnet sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first.
For an older house near a landmark such as St John's United Reformed Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of New Barnet station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Barnet is about 9 miles east of Watford, in Greater London. Barnet gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Barnet is one of the places in Greater London we cover. For surveys nearby, see our London page.

What’s near Barnet

The nearest railway station is New Barnet station, about 0.6 miles east. Do you need a gutter survey in Barnet?
Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and lets weeds take root.
We’re frequently asked to look at:
- Joints that drip after rain
- Overflowing valley or parapet gutters
- Water spilling over the gutter edge
- Sagging gutters and loose brackets
If you look after a building such as Grasvenor Avenue Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
