Roof survey in N20: how it works
Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe to get in. You get a photo-illustrated written report and recommendations. Where it is relevant, the recommendations are prioritised by urgency. We survey chimney stacks, the roof space and flat roofs, and the problems we’re asked to look at most are loose ridge or hip tiles and debris building up in roof valleys.
After the inspection, everything we found is written up in a report with photos. As for time on site, it usually takes between one and two hours at most homes, with bigger or more complicated roofs taking longer.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We check the roof from each safe vantage point outside.
- Inside, we check the loft space where there is safe access.
- You receive the report with photos and recommendations, prioritised by urgency.

Homes and roofs across N20
Across N20, plenty of older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.
Autumn and winter storms across the South East find any loose slate, tile or ridge. In N20, as elsewhere, exposed details are where damage shows first.
Oakleigh Park: Homes near green spaces like Swan Lane Open Space can get more leaves in their gutters in autumn. Shop and office owners around Grand Arcade may find that a roof report helps plan work around trading rather than after a leak.
Signs you need a roof survey
A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside often starts at the top of the stack.
Signs worth acting on include:
- Flashings that have come away from the wall
- Valley linings that have cracked or split
- Torn or sagging underlay
- Slipped, cracked or missing slates and tiles
Checking the roof from ground level
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
For landlords and managing agents
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.
What happens if roof problems are left?
Before you put a home on the market, it is useful to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them.
What to check before booking
- Will the report include photos?
- How much experience they have with roofs like yours
- How soon the report will arrive
- Their insurance cover
What a survey costs
When we price a survey, we consider:
- Extra roofs, like extensions, dormers or garages
- If the survey needs thermal imaging or a drone
- The shape of the roof and its details
- The height of the building and how the roof can safely be seen
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.
What we need to know
What helps most when you contact us:
- Why you want a survey: buying, a leak, a storm or new work
- Your timetable, such as an exchange date
- Anything about access we should know
- Any marks or damp showing indoors
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or send us an email with the address and the days you’d prefer.
N20: your questions answered
Do you need to get into the loft?
Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
Does the weather affect the survey?
A survey can normally go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.
Do you carry out surveys on Saturdays and Sundays?
We carry out surveys on any day of the week. To find a day that suits you, call 07833 053749 or use the contact form.
How much does a roof survey cost in N20?
Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.
Do you go up on the roof?
Only where it is safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.
Is a roof survey the same as a structural survey?
No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and doesn’t include calculations.
Do you give a life expectancy for the roof?
We don’t give a number of years. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.
