Roof survey in Whetstone: what you get

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. If you’ve noticed loose chimney pots and condensation or damp timbers in the loft, a survey will tell you what’s going on.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Whetstone with this kind of roof, the hidden gutter is one of the first things to check.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Landlord and commercial surveys in Whetstone

Landlords, agents and building managers in Whetstone and across Greater London can book any of our surveys. To discuss a property or a block, ring 07833 053749 or email us.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or send us an email with the addresses.

Why get it checked now?

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. A survey checks them while they’re still dry. In Whetstone, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. Surveys in Whetstone can be booked for any day of the week. London parking is often by permit or pay-and-display, so it is useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. Every part of the roof is checked and photographed.
  5. We email a written report with photos and recommendations.

Before we arrive

  • Check pets are kept safely away
  • If the roof is shared, arrange access with whoever manages the building
  • Have keys ready for side gates, garages or roof access doors

Common questions in Whetstone

Can you fly a drone over a roof in Whetstone?

It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. A small drone cannot fly safely in high wind or heavy rain, and the rest of the survey doesn’t depend on the drone.

Is parking a problem for a survey in Whetstone?

It rarely stops a survey, but it’s worth planning. Tell us what parking is available nearby, and the visit is planned around it.

Can you inspect a terraced or semi-detached roof?

Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

How long will you be at the property?

The visit normally takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. We’ll give you an idea of timing when you book.

Do you work in Whetstone?

Yes. Our area covers London and South East England, and that includes Whetstone.

Are you insured?

We hold professional indemnity and public liability insurance.

Useful tips for Whetstone property owners

Most of what helps is simple and safe from the ground. Our suggestions:

  • Check we can open the loft hatch
  • Hold on to the report for future surveys
  • Let us know about any leaks or stains you’ve seen
  • Photograph stains when they appear

Keep the report with your property records. It gives you something to compare against later, and it can help when you sell.

Keep the loft space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

What this survey cannot tell you

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • What’s under the slates, tiles or felt
  • An exact number of years the roof has left

If in doubt, phone 07833 053749 or use the contact form and we will suggest the right survey before you book. What our survey covers.

What we look at

  • Ridges, hips and valleys
  • Lead flashings
  • Clay and concrete tiles
  • Chimney stacks
  • The roof space
  • Flat roofs
  • Natural slate

Should I look at the roof myself first?

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Roofs, chimneys and gutters in Whetstone

Historic houses such as Heath Hall, about 3.5 miles south, show how far back building in the area around Whetstone goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For landlords with property near Oakleigh Park station, the gap between tenancies is a good time to have the roof looked at. Living close to Swan Lane Open Space is pleasant, but mature trees mean leaves in gutters and valleys each autumn. The streets around a church like Church of St John are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.
