Common questions in Oakleigh Park

Can parking be tricky for a visit in Oakleigh Park?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Is my home in Oakleigh Park listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

What if it rains on the day?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Do you look in the loft space?

Typically, if there is one and it can be reached safely. The roof space can show things the outside cannot, like damp timbers, staining or daylight.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Will you fly a drone over my roof?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How a roof survey works in Oakleigh Park

People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. Visits run on weekdays, Saturdays and Sundays, so it is easy to find a day that suits. If you’re worried about valley linings that have cracked or split and worn lead at chimneys and abutments, a survey will tell you what’s going on.

London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Oakleigh Park as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Checking the roof from the ground

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Roof surveys around Oakleigh Park

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Homes near green spaces such as Swan Lane Open Space can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you look after a shop, office or commercial unit, for instance near Grand Arcade, a roof report helps plan work around trading rather than after a leak.

What this survey can’t tell you

To be straight with you, there are limits to any roof survey:

  • What’s under the slates, tiles or felt
  • Structural calculations (that’s a structural engineer’s job)
  • Confirmation of asbestos in soffits or cement sheets

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

What this survey covers

  • Natural slate
  • Ridges, hips and valleys
  • Lead flashings
  • Clay and concrete tiles
  • The roof space
  • Flat roofs
  • Chimney stacks

What happens if roof problems are left?

Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Finding it early keeps the work smaller. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

When to book a survey in Oakleigh Park

Weather is the main thing that wears a roof down. Strong gusts work at anything that is not firmly fixed, and rain finds any gap it can. Small faults that start this way grow over time.

These are some of the problems a survey can pick up:

  • Valley linings that have cracked or split
  • Gutters that overflow in heavy rain
  • Cracked mortar along the ridge
  • Flashings that have come away from the wall

If you own a rental within reach of Oakleigh Park station, the gap between tenancies is a good time to have the roof looked at.

  • Whether VAT is in the quoted price
  • Whether the inside of the roof is included
  • What happens after the report arrives

What a roof survey includes

What we do, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey typically takes roughly 1–2 hours at most homes, or half a day or so for a commercial building. For a visit in Oakleigh Park, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from the ground, windows, the loft and, where it is safe, the roof itself.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Getting ready for the survey

  • Leave side gates unlocked
  • Show us where any leaks or stains appear
  • Agree roof access with the managing agent if it is shared

Book a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To get started, phone 07833 053749 or drop us an email.
