Roof surveys across N12: what to expect

People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, while others just want to know where they stand. The approach is the same in each case: we inspect carefully and explain what we see in writing. Visits run seven days a week, so it is easy to find a day that suits. We survey chimney stacks, flat roofs and clay and concrete tiles, and the problems we’re asked to look at most are condensation or damp timbers in the loft and standing water on a flat roof.

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It typically takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Roofs, chimneys and gutters across N12

N12 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in N12.

Several airports in London and the South East have flight restriction zones around them, so every drone flight in N12 is checked against the Drone Safety Map first. Flights that need permission only go ahead once it is given.

Whetstone: If your house is among the older ones in the streets near Church of St John, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For businesses in and around places like Grand Arcade, a dated report on the roof is useful for planning and for any lease discussions.

Leave it or get it looked at?

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. A survey checks them while they’re still dry.

Questions to ask before booking

  • Whether VAT is added on top
  • Which viewpoints they use to see the roof
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether you get a written report with photos

Roof by roof

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets.

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are checked, as far as we can safely see them. We note any lean or loose pots.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

What this survey can’t tell you

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • A promise that the roof won’t leak in future
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A full building survey of the property

What affects the cost of roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The use of thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets
  • House, block, shop or office
  • The height of the building and how the roof can safely be seen

For a price for your roof in N12, phone 07833 053749 or send us an email with the address and a few details. The price is agreed before a date is set.

Booking your survey

You do not need to know any roofing terms. Just tell us:

  • The address and postcode of the property
  • How the loft is reached, if there is one
  • Why you want a survey: buying, a leak, a storm or new work
  • Photos of the roof, taken safely from ground level or a window

Most bookings start with a short call: call 07833 053749 or send us an email, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

N12 questions

Which days do you carry out surveys?

We carry out surveys on any day of the week. To arrange a date, ring 07833 053749 or use the contact form.

Is a roof survey the same as a structural survey?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Can you look at a roof that’s joined to next door?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.

What do you check on a roof survey?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.

Can you survey in bad weather?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.
